       Publick sale aforesaid on or about the sixteenth Day of February seventeen
       hundred and sixty one pass his Bond or Obligation then bearing
       date, to the said Charles Hammond in the Penalty of five hundred Pounds
       Sterling Conditioned that Whereas the said Bryan Philpot or attorney in
       fact of said Bartholomew Pomeroy and Joseph Janson Surviving Assignees
       of John Philpot and John Hutchinson late of London Bankrupts as afd
       did on the sixteenth Day of February aforesaid expose to sale at Publick
       Vendue the Lands and Premisses with the Appurtenances aforesaid, late in
       the Tenure and Occupation of the said Patrick Creagh and the the said
       Charles Hammond did purchase the same, he bidding the highest Price
       for them and hath paid the Purchase Money of them being the sum of
       One hundred and fifty two Pounds Sterling as aforesaid to the said Bryan
       Philpot   Now the Condition of this Obligation is such, that if the
       above bound Bryan Philpot procure or cause to be Procured from the said
       Bartholomew Pomeroy and Joseph Janson survig.g Assignees of John
       Philpot and John Hutchinson Late of London Bankrupts as afores.d
       to the said Charles Hammond his Heirs and Assigns a good and Valid
       Deed or Deeds or Conveyance in writing duly Executed and Acknowledged
       wherein and whereby the said Bartholomew Pomeroy and Joseph Janson
       surviving Assignees of said London Bankrupts aforesaid make over
       and convey to the said Charles hammond a sure undefeasible and
       unincumbered Estate of Inheritance in fee simple of in and unto each & both
       of the said two Tracts of Land Viz  Swan Neck and Chance aforesaid
       and every Part of them, with all and every their appurtenances aforesaid within
       the Term of Three Years to be computed from the Date of said Obligation then the
       same to be void and of no effect else to stand and Remain in full force & virtue
       in Law as by the said Obligation and Condition thereof Reference being had
       thereunto may fully appear   And Whereas the said Patrick Creagh
       by Deeds of Indenture and other Instruments of Writing duly Executed and
