       Enfeoffed and Confirmed and by these presents doth fully clearly and Absolutely Give
       Grant Bargain Sell Alien Enfeoff and Confirm unto him the Said Valintine Brown
       Jun.r his Heirs and Assigns for Ever All that Tract or Parcel of Land called Batchellors
       Choice lying and being in Ann Arundel County on the South Side of the Main falls
       Patapscoe River   Beginning at Two Bounded red Oakes standing at the Head of a
       Branch decending into the Said falls and running thence North Eighty two Degrees
       East forty Perches thence North Sixty Degrees East thirty two Perches thence South Sixty
       three Degrees East Seventy Six Perches thence South thirty Eight Degrees West twenty
       Eight Perches then South twenty two Degrees West thirty Six perches thence North
       Seventy Eight Degrees West Sixty Eight Perches thence North Sixty Degrees West
       forty Perches thence North Seventy Degrees West thirty perches thence North twenty
       Eight Degrees West One hundred and fifty Perches thence North Sixty three Degrees
       East forty four Perches thence South twenty Seven Degrees East Seventy four perches
       thence with a Direct Line to the Beginning Containing and laid out for Eighty
       five Acres of Land more or Less To have and to hold the said Tract or
       Parcel of Land with all and Singular the Appurtenances thereunto belonging
       unto him the Said Valintine Brown Jun.r his Heirs and Assigns for ever and
       the Said Philip Sewell doth for himself his Heirs Executors and Administrators
       Covenant Promise Grant and Agree to and with the Said Valintine Brown
       Jun.r him his Heirs and Assigns for Ever the before Bargained Land and
       Premisses with all and Singular the Appurtenances thereunto belonging to warrant
       and Defend to the said Valintine Brown Jun.r his Heirs and Assigns of and
       from any manner of Person or Persons whatsoever that shall or may clame any
       manner of Right Title or Interest to the Same or any part or parcel thereof from
       by or under the Said Philip Sewell his Heirs and Assigns or either of them In
       Witness whereof the said Philip Sewell hath hereunto set his Hand and Affixed
       his Seal the Year and day above said                        his
