       the Devisees afd & to his & their Heirs & Assigns for ever from & against him
       the said William & his Heirs and all Persons whatsoever shall & will Warrant
       & for ever defend and that he the said William and his Heirs &c shall & will
       do or suffer to be done any other further reasonable Act or Acts whatsoever
       for the better Surety and Sure making of the s.d Lands & Premisses unto him
       the said Charles & the Devisees afd and his and their Heirs or Assigns as by him
       or them shall at any Time hereafter be advised or required  Provided always
       and it is the true Intent & Meaning of these Presents that if the s.d William
       or his Heirs shall well & truly pay or cause to be paid unto him the s.d Charles
       or the Devisees afd or his or their Heirs or Assigns in their Behalf the sum
       of one hundred & sixty one Pounds Eighteen Shillings & Seven Pence Sterl
       Money with the Price & Cost of writing this Mortgage at or before the Tenth
       day of July which shall be in the year Seventeen hundred and Sixty three
       together with the Legal Interest thereon that then this present Instrument
       of Writing shall be void and the Lands & Premisses with the
       appurtenances afd shall be the lawful Estate & property of him the
       said William & his Heirs as fully and as absolutely as if this Deed of
       Writing had never been made  In Testimony whereof he the said
       William the Party first before named hath Set his Hand and seal the Day
       and year above mentioned

                On the Back of the aforegoing Mortgage was thus written Viz.t

       of Philip Hammond Deceased (as within is expressed) the sum of One
       hundred and sixty one Pounds eighteen shillings & seven Pence sterling
       Money being the consideration within mentioned
