       the other Part  Witnesseth that the said Charles Rumsey for and in
       consideration of the sum of forty Pounds Current Money of Maryland
       already in Hand paid before the ensealing and delivery hereof the receipt
       whereof the said Charles Rumsey doth hereby acknowledge Hath and
       by these Presents doth give Grant Bargain Sell Alien Enfeoffe and
       confirm unto the said John Brice Esquire his Heirs and Assigns for
       Ever all that Tract or Parcel of Land lying and being in Cecil County
       being Part of a Larger Tract of Land call.d Mill Pond Granted by Letters
       Pattent on or about the Tenth day of September in the Year of our Lord
       One thousand Seven hundred and forty four unto the said Charles Rumsey
       for Seventy Acres more or less Referance thereunto being had will more
       fully and Largely appear   Beginning for the Part now Granted or
       Intended to be granted at a bounded Black Walnut being the beginning
       Tree of the Original Tract above mentioned and running North twenty
       two Degrees West twenty two perches to a bounded Poplar being
       a Bounded Tree of the Land commonly call.d the White Marsh Land now
       belonging to the said John Brice and from thence running South West by
       South One hundred and two Perches then South and by East about
       Sixty Perches untill it intersects a south South West Line drawn from
       the Beginning Walnut and then reversing the Said South South West
       Line to the first Beginning Walnut containing and Laid out for
       Nineteen Acres of Land be the Same more or less being all that
       Part of the Land call.d Mill Pond that lyeth to the South West of
       the aforementioned Bounded Walnut and Bounded Poplar together
       with all Rights Profitts Benefits and Previledges and Appurtenances
       thereunto belonging or in any ways appertaining  To have and to
       Hold the aforementioned Nineteen Acres of Land with the appurtenances
       unto him the said John Brice his Heirs and Assigns for ever against
       him the said Charles Rumsey his Heirs Executors or Administrators or
       any other Person or Persons whatsoever claiming by from him or them or
       either of them  And he the said Charles Rumsey doth further Covenant
