x.d                        This Indenture ^made^ this fourth day of December one
       Thousand Seven hundred and Sixty between Margaret Cumming of Ann Arundel
       County Widow of the one Part and Abednego Hyat of Prince Georges County Planter of
       the other Part  Witnesseth that the said Margaret Cumming being the Widow
       and Relict of William Cumming Esq.r deceased and in consequence thereof doth
       claim a Right of Dower in & to a Tract of Land called Barbers Beginning
       whereof her said Deceased Husband was Possest now the said Margaret Cumming
       for and in consideration of Nine hundred Pounds of Tobacco to her paid or
       secured to be paid (the receipt whereof is hereby acknowledged) Doth Give
       Grant Bargain Sell Aline Enfeoffe & Confirm unto him the said
       Abednego Hyet all her Right of Dower as aforesaid to the aforesaid Tract of
       Land called Barbers Beginning lying scituate in Frederick County
       Beginning at Three Bounded Trees two white Oaks and one Red Oak
       Standing upon a Ridge between two Branches Viz.t Jones's Spring branch
       and Gaithers Branch and running thence South forty Six Degrees East
       Sixty pchs then South Twelve Degrees East thirty eight Perches then south
       Sixty Degrees West thirty Two pches then south Seventy Degrees West seventy
       six pches then south Eighty two Degrees West Sixty four pches then North
       thirty one Degrees West fifty four pches then North Ten Degrees East thirty
       two pches then North thirty Nine Degrees East Ten pches then by a
       Streight Line to the Beginning containing and laid out for one hundred
       Acres of Land more or less  To have and to hold the said Right
       of Dower or thirds of the said Tract of Land with all and Singular the
       Premisses and Appurtenances thereunto belonging unto him the said
       Abednego Hyat his Heirs and Assigns and for no other use intent or purpose
       whatsoever and the Said Margaret Cumming for her Self and her Heirs doth hereby
       Covenant and Agree with the Said Abednego Hyet his Heirs and Assigns
       for ever that she the Said Margaret Cumming will Warrant and for ever
       defend the said Land and Premisses with its Appurtenances (so far as her
       right of Dower) unto the said Abednego Hyat his Heirs and Assigns forever
