       White Oak thence East by North two hundred twenty
       and four perches to a bounded Red Oak thence North
       forty four Degrees Westwardly one hundred sixty and
       two perches to a bounded Red Oak thence North to a bounded
       Red Oak the last bounder of Walter Phelpses land
       Ninety perches thence bounding on and with the same
       south sixty eight Degrees Eastwardly two hundred
       and sixteen perches to a bounded oak of the aforesaid
       Majors Choice thence bounding on and with the
       said land to the extent of his line two hundred and
       thirty perches thence with a Right line to the first
       bounded tree containing and then laid out for thirteen
       hundred acres of land more or less together
       with all and singular the appurtenances thereunto
       belonging To have and To hold the
       aforesaid thirteen hundred acres of land with the appurtenances
       thereunto belonging (excepting one hundred acres of the
       aforesaid land w.ch he the said James Carroll heretofore
       sold to Thomas Hickings only excepted unto him the said
       Caleb Dorsey his heirs and assigns for ever and to no other
       use intent or Purpose whatsoever And the said James
       Carroll doth hereby for himself his heires extors and
       adm.rs covenant and grant to and with the said Caleb
       Dorsey his heires and assignes that he the said James
       Carroll the bargained prmisses with the appurtenances
       (Except before Excepted) unto the said Caleb Dorsey
       his heires and assignes shall and will warrant and
       forever defend against him the said James Carroll
       his heires and assignes or any other person lawfully
       claiming any right estate or title thereunto from by
       or under the said James Carroll his heires and assigns
       And the same James Carroll doth hereby further
       covenant to and with the said Caleb Dorsey his heires
       and assignes that he the said James Carroll and his
       heires shall and will at any time for ever hereafter
       at the reasonable request cost and Charges in the law
       of the said Caleb Dorsey his heires and assigns make
       do perform and execute any further Deed or Deeds
       act or acts whatsoever for the better assurance surety
       and sure making the aforesaid prmisses with the appurtenances
       except before excepted unto the said Caleb
       Dorsey his heires and assigns aforesaid as the Councell
       learned in the law of the same Caleb Dorsey his heires
       and assigns shall and will reasonably advise or devise
       so as such Deed or Deeds Act or Acts extend no
