       to or concerning the same and all the Estate Right
       Title possession Claim and Demand w.tsoever w.ch he
       the said John Hyde now hath or at any time
       hereafter may have of in and to the af.d Island of
       Land or any of the proffitts & Appurtenances thereto
       To have and to hold the af.d Island of Land &
       premisses hereby granted or menconed or Intended
       to be hereby granted with the appurtenances and
       every part and pcell thereof unto the s.d Mathew
       Tilghman Ward his heirs and assignes to y.e only
       proper use and Behoof of the s.d Mathew Tilghman
       Ward his heirs and assignes for ever and to &
       for no other use or purpose w.tsoever to be holden
       of the Chief Lord or Lords of the fee or fees
       of the pemisses by rents and services therefore
       due and of Right Accustomed and the s.d John
       Hyde for himself his heirs ex.rs & adm.rs doth
       covenant and promise to and w.th the said Mathew
       Tilghman Ward his heirs & assignes by these
       presents that he the said Mathew Tilghman
       Ward his heirs and assignes shall & may from
       time to time and at all Times hereafter Peacably
