       Estate of Inheritance in fee simple of and unto the aforementioned
       land and premisses and also that the said land and appurtinances
       is at the time of the Ensealing and Delivrey of these presents
       free and clear from all manner of incumbrances whatsoever
       and further that they the said Charles Stevens Humphry Hogan
       and Frances Lee their and each of their heirs ex.rs & admin.rs
       will att all time hereafter forever warrant and defend the
       aforementioned lands and premises with their appurtinances
       to the only proper use and behoof of the aforementioned
       John Gray his heirs and assigns for ever againstt all manner of
       Persons whatsoever claiming any right title or intrestt whattsoever
       by from or under them the said Charles Humphry &
       Frances their heirs ex.rs or admini.rs And lastly it is agreed
       between and amoung the partys to these presents that all and every
       the assurances so as aforsaid made shall be and shall always be taken
       to be ^to^ the only use of him the said John Gray his heirs and
       assignes for ever and to no other use intent or purpose whatsoever
       any thing herein contained to the contr^ar^y Notwithstanding In
       Wittness whereof the parties to these presents firstt above
       named have hereunto sett their hands and affixed their sealls the
       Day and year firstt above written

       of the within land and premisses to be in the within mentioned
       John Gray his heirs and assigns for ever
