       Premisses hereby Granted Released and Confirmed
       with their and every of their appurtenances and
       every Part and Parcell thereof unto the said Henry
       Fern his heirs and assignes as by him or them or
       his or their Councill in the Law Learned shall be
       Reasonably Devised Advised or Required And
       the said Margarett and Joseph Browne for
       their selves their Heirs Executors and Admini.rs
       Doe by the Presents Covenant Promise and
       Grant to and with the said Henry Fern his
       Heirs and assignes that they the said Margerett
       & Joseph Browne and their Heirs shall and
       will Warrant and Defend unto the said Henry
       Fern and his Heirs the aforesaid Lands and
       Premisses with the appurtenances against them
       the Margarett and Joseph Browne and their
       ^heirs^ and against all other Persons whatsoever Claiming
       and to Claim by from or under them the
       said Peregrine Browne Deceased the said
       Margarett and Joseph Browne their Heirs
       or assignes by from or under any of them
       Provided Nevertheless and it is the True
       Inten and Meaning of the Parties to these
       Presents that the said Margarett and Joseph
       Browne and their Heirs shall and May Peacably
       and quietly have hold use occupy and enjoy to
       their own use the full third Part of the said
       Peregrine Browns Reall and Personall Estate
       (any Claim or her Late Majesty Queen ^Anne^ or his
       Present Majesty or of her or his officers in
