       his heirs and assignes for ever to the onely proper y use and behoof
       of him the said William Roberson his heirs and assignes for ever more &
       to no other use intent or purpose whatsoever And the said Tho.s Gwin
       for him self his heirs ex.rs & adm.rs Doth hereby Covenant Promise Grant
       and agree to and with the said William Roberson his heirs and assignes
       that he the said Thomas Gwin at and before the ensealing and Delivery
       of these psents is and standeth Lawfull seized of & in the aforemenconed
       to be bargained Land and pmiss & every part thereof w.th the appurtinances
       of and in a good sure absolute and indefezable estate of inheritance in fee
       simple without any condition limitacon Mortgage or use to alter change
       cease determine or make void the same & that the same Tho.s Gwin now is the
       true Lawfull & rightfull owner of the said hereby intended to be Bargained
       pmises with the appurtenances and every part thereof and soe hath
       full power and authority to grant and convey the same and every
       part thereof unto the said William Roberson his heirs and assignes
       for ever according to the true intent and meaning of these psents And y.e
       said Thomas Gwin doth hereby for himself his heirs ex.rs & adm.rs further covenant
       promise grant and agree to and with the said W.m Roberson his heirs and
       assignes that he the said Tho.s Gwin and his heirs y.e afore menconed to
       be granted Land and pmises with the appurtenances and every part
       and parcell freely and clearly Exonorate & Discharge of and from all
       Mariner ^of^ Incumbrances whatsoever [except before excepted] (the quit rents hereafter
       to Grow Due thereon Likewise Excepted) to him the said William Roberson
       his heirs and assignes from and against all Manner of persons whatsoever
       Lawfully Clameing or to Clame any right Title or intrest therein or
       thereto shall and will warrant and for ever hereafter defend And further
       that he the said Tho.s Gwin and his heirs shall and will at any Time
       hereafter w.thin the space of seven years next after the date hereof
       at the Cost and Charges in the Law of him the said W.m Roberson his
       heirs or assignes make do acknowledge suffer and execute all and
       every such further and other reasonable Act or Acts thing or things Devices
       or Conveyances in the Law whatsoever as by the said W.m Roberson his
       heirs or assignes or his or their Councell Learned in the Law shall
       be reasonably advised or required for the further and Better Assureance
       and sure makeing of all and singular the premesis (excepted before
       excepted) unto him the said W.m Roberson his heirs and assignes
