       Lawfull Authority to Grant Bargaine Sell Alien Convey
       and Confirme unto the said John Sinnott y.e afd parcell of
       Land and p.rmises with the appurtenances as afd and that ^he^ the
       said John Sinnott his heirs & assignes shall and may from
       time to time and at all Times forever hereafter by vertue
       of these p.rsents peaceably and Quietly have hold occupy
       Possess and Enjoy y.e said Demised Granted and Bargained
       Land and p.rmises with the App.rtences free and cleare
       and freely and clearly accquitted exonerated and
       Discharged of and from all mann.r of former Gifts Grants
       Bargaines Sales Leases Mortgages Wills ^Entailes^ intailes Joyntures
       Dowrys Judgm.ts Incumbrances and Troubles
       whatsoever And the said William Pickrell doth hereby
       covenant and bind himselfe his heirs ex.rs and adm.rs
       firmly by these p.rsents to Warrant and Defend the said
       John Sinnott his heirs and Assignes in Quiet and peaceable
       possession of all & singular the said Granted Land & p.rmises
       with the appurtenances ag.t any Just or Lawfull Claime of any
       person or p.rsons whatsoever In wittness whereof y.e said William
       to this Indenture Interchangeably hath set his hand & seale the day
       and year first above Written                  William Pickrell   (seale)
       Sealed and Delivered in the p.rsence of us
       Tho Holmes   Luke Barber   Rob.t Johnson   Ber White

       February the 10.th 1714      Mem.dm that this Tenth day of Feb.rary
       1714 Came before me Samuel Young Esq.r one of his Maj.ties Prov.ll Justices
       of Maryland William Pickrell party to this Deed and Acknowledged
       the same & the land and p.rmises herein mentioned to be the Right
       of the said John Sinnott his heirs and Assignes forever according
       to the forme of That Cause the act of Assembly in that case
       made and provided Taken and acknowledged the day & year afd
       before me                                                               Sam.l Young
