       Year of our Lord God One thousand seven hundred and
       Fourteen Between William Pickerell of North farnham
       in the County of Richmond in the Collony of Virgin^i^a plant.r
       of the one parte and and John Synott of S.t Maries County
       in the province of Maryland planter of the other parte
       Whereas Cecilius absolute Lord and propry of the
       province of Maryland by his pattent bearing date the
       twentieth of May in the Year of our Lord God one thous.d
       six hundred and sixty five did grant unto a Certaine
       Joseph Churnell a parcell of land called Churnells
       Neck being parte of a warrant of five hundred Acres of
       Land Granted unto a Certaine Thomas Gerrard Gent Lying
       in Talbot County on the south side of Chester River in a branch
       called the easterne branch in a forke of the branch Begining
       at a marked white oake upon a point and Running for breadth
       north east fifty perches to another white oake upon a point
       bounding on the east by a line drawne east south east from
       the said oake for Length three hundred and twenty perches and
       by ^a^ line drawne North East from the end of the east south east
       line one hundred and tenn perches and by a line drawn east
       south east from the end of the North East Line one hundred
       perches on the south by a paralell drawne from y.e east line ^line drawn south west from y.e end of y.e east north east line 160 p.s untill it intersects a parelell drawn from the eastern^ branch by the beaver damm on the west by the Easterne
       branch on the North by the first north east line containing
