          T^h^ing herein Contained to Cease determine and be
       uterly void & of none Effect but on failure of all or any
       of the s.d Yearly payments or Bills of Exchange to remain
       and be absolute to all intents & purposes any ^thing^ in these
       presents Contained to the Contrary Therefore in any
       wise Notwithstanding And the s.d William Nichols doth
       by these prsents for himselfe his heirs Executors and  
       Administrators & Assignes and for every of them Cven.t
       promise and grant to and with the s.d Samuel Groom
       his Executors Administrators and Assignes in manner
       and form following That is to say That he the s.d W.m
       Nicholls his heirs Executors ^or^ Administrators shall &
       Will well and Truly pay or Cause to be paid unto the s.d
       Samuel Groome his Executors ^adm.rs^ or Assignes the s.d sume
       of two hundred and one pounds Eight Shillings of Lawfull
       Money of Great Brittain with Lawfull intrest for the
       same at such days and times and in such manner and
       forme as in the provisoe or Condition herei^n^ before mentioned
       ^is^ lymitted and appointed for payment thereof by
       good ^&^ sufficient Bills of Exchange ^as afd and that such bill of exch.a^ shall be duly honour
       and paid without any fraud or Collusion whatsoever
       And also that he the s.d William Nichols and his heirs
       Ex^e^cutors a^n^d Administrators the s.d two peeces or parcels
       of Land and pr^e^mises with the appertenances unto the
       s.d Samuel Groome his Executors Administrators ^& assignes ag.t him the s.d W.m Nicholls and his heirs executors & administrators^
       and all and every other person and persons whatsoever
       Lawfully claymeing or to Clayme in by from or under
       him or them shall and will forever hereafter warrant
       and by these presents Defend and that it shall and
       may be lawfull to & for the s.d Samuel Groome his
       Executors Administrators and Assignes from and after
       Default of payment of all or any of the s.d yearly payments
       or Bills of Exchange or any part thereof from
       time to time and at all times hereafter during the s.d
       Term peaceably & qu^i^etly to have hold use ocupy
       possess and enjoy the ^s.d^ Two peeces of or parcels of
       Land and premises with the appurtenances without
       the Lawfull Lett Suite trouble Eviction ^Ejection^ molestation
       or denyall of the s.d William Nicholls his heirs Executors
       or Administrators or any other person or persons whatsoever
       Lawfully claym^e^ing or to Clayme in by from or under
       him or ^them^ Fred and Disc^h^arged of and from all manner
