       full power, & Lawfull Authority, to Grant, Bargaine, sell, release,
       & Confirm all & singular the sd tract of Land & Negroes & premises
       afd, with there Appurtances unto the sd Jn.o Hyde his heires and
       assigns forever, in Man.r & forme afd, & that for & notwithstanding any
       act matter or thing whatsoever by the sd Henry his ancestors or
       Assigns, or those whose Estatate he hath in the premises wittingly,
       or willingly, Comited, Suffered, or Done, or hereafter by the sd Henry
       his heires Executors or assigns, Wittingly, or willingly, to be Comitted,
       Suffered, or Done, he the sd John Hyde his heires & assigns, shall
       & may Lawfully, Peaceably, & Quietly, have, hold, occupy, possess, &
       enjoy, forever the sd tract of Land and negroes afd & premises with their
       appurtenances unto him the sd John Hyde his heires and assignes,
       Provided always and it is the true intent and meaning of these presents
       that if the sd Henry Wharton his heires Execut.s or adm.rs or either
       of them shall & will att or before the sealing out of this province
       of the next fleet to arrive out of England pay or Caus to be paid
       unto the sd John Hyde or his attorney att the port of Annapolis
       the sume of one hundred Eighty seven ^pound^ thirteen shill ster by good
       Bills of Exchange, w.ch shall be duly accepted, and paid, & drawne
       on some responsible Merchant in London with Legall interest for
       the same till such time as the said fleet shall saile, as also by
       the next ensuing fleet after the like sume of one hundred eighty
       seven pounds thirteen shillings sterl with interest as afd and the
       remaining one hundred eighty seven pounds thirteen shill sterl by
       the third fleet or saile of shipps hence into England w.th Legall
       interest as afd till the time of such return of shipps that then
       this Deed shall be voyd & the Estate thereby made to the sd John
       Hyde shall Cease, & Determine but in Case of failure of payment
       of the sd interest and principall afd then the Estate hereby made
