       William Burges of Maryland makes his last & will & Testament &
       in a Clause thereof makes the following Devise & Dyes

               Item I give Grant & Bequeath unto my son W.m Burgess & to his heires
       for ever all that the Messuage Land & plantation with the Appurts whereon
       I now Dwell scituate lying & being near South River in Ann Arundell afd
       with 800 Acres Adjoyning which I puchased of one George Wastall on a part
       whereof is a Town appointed called London provided allways & my will is
       that my Dear & Loving wife Ursula shall & may Have possess & enjoy to her own
       proper use & benefitt all & singular the p.rmisses before mencond to be given for &
       during the term & untill my son W.m Burgess accomplish the age of twenty one
       Years & also afterwards for & During the term of nrall Life Excepting all
       Rights profitts Benefitts Comoditys Advantages Comoditys & priviledges of
       London or port of London & likewise of the full Quantity of two hundred Acres of the
       said 800 Acres of and lying & being next to the land surveyed & laid out for
       the said Town or port

                The said Willm son of the age of 25 Years & issueless dyes before Ursula
       & so was never possessd of the premisses then Urusula Dyes
