       to the said parcell of seaventy Acres of Land or any
       parte or parcell thereof Royall mines Excepted to have
       & to hold the before menconed seaventy Acres of land and
       every parte and parcele thereof with all and singuler
       the p.rmises and appurtenances to the same belonging
       or in any wise appurtaineing to him the said Jn.o Wooden
       his heires and Assignes for Ever to the only proper use
       and behoofe of the said John Wooden his heires and
       Assignes for Ever and to noe other use intent or purpose
       whatsoever  And the said Edward Parrish for himselfe
       his heires Ex.rs and Adm.rs doth Covenant promise
       grant and Agree to and with the sd Jn.o Wooding his
       heires Exec.rs Adm.rs and Assignes and ev.ry of them
       by these p.rsents that he the said Edward Parrish
       now at the time of the Ensealing and delivery hereof
       is and standeth seizd in his demeasn as of fee of and
       in the Above Menconed to be granted land and
       p.rmises & ev.ry parte and parcell thereof with all &
       singuler the optes of a Good sure indefeazable estate
       in fee simple free and Cleare and freely and Clearly
       discharged of and from all incumbrances w.tsoever
       and is the true and perfect owner of the Above
       Mencond ^hereby^ bargained p.rmises and every parte and
       parcele thereof and hath in himselfe Good right
       full power and lawfull authority to give grant
       alien bargaine sell Enfeoff Convey Assure and confirme
       the same land and premises unto the said Jn.o
