       give grant Bargain sell Aliene Enfeoffe and Confirme
       the afd seven hundred acres of Land and premisses w.th
       their and Every of their appurts to the said Joshua Cecell
       his heirs and assignes forever as afd  And the said
       Joshua Cecell his heires and assignes shall & may peacably
       & Quietly from hence forth and forever hereafter
       have hold use occupy posses and Enjoy the afd parcell
       of Land and premisses w.th their & Every of their
       appurts w.thout any Lett suite trouble Disturbance
       or interruption of him the said George spicer
       or any other pson or psons whatsoever  And y.t y.e
       said seven hund.d ares of Land and p.rmisses
       w.th their & every of their appurtenances shall be
       and Remain free & Clear or otherwise saved
       harmless and kept Indemnified of and from all
       manner of former and other Bargains sales
       guifts grants Leases Dowers Joyntures Mor^t^gages
       and all other Incumbrances whatsoever had
       made Comitted suffered done or assented to by y.e sd
       George spicer or any other pson or psons whatsoever
       (the Rents and services from hence forth
       growing due & payable to the Chief Lord or
       Lords of the fee or fees only Excepted and foreprized)
       And Further The said George spicer
       for himselfe his heirs Executors adm.rs & assigns
       doe Covenant and agree to & w.th the said Joshua Cecell his
       heirs and assignes y.t he the said George spicer his heirs
       Executors Adm.rs & assignes shall and will at all times
