       Estate Right title Intrest use and pperty possession inheritance
       Claime & Demand whatsoever of him the said Jn.o Body & his heirs
       of in or to the said mojety or any p.t or pcell thereof w.th the
       Revertions & Remainders thereof Before menconed to be hereby
       Bargined p.rmisses To have and To hold the s.d one full moiety
       or halfe of the said seaven hundred Acres of Land at the end
       next or adjoyning as afd And all & singular the premisses before
       menconed & intended to be hereby bargained & every p.t & parcell
       thereof w.th the appurtenances unto him the s.d Richard Welch
       his heirs & assignes forever to the only pper use & behoofe of
       him the s.d Richard Welch his heirs & assigns for ever and to
       and for none other use intent or purpose whatsoever And the s.d
       Jn.o Body for himself his heirs Ex.rs Adm.rs & assigns & every
       of them doth Covenant promise & grant To & w.th the said Rich.d
       Welch his heirs Ex.rs Adm.rs & assigns and every of them by these
        p.rsents that he the s.d Jn.o Body his heirs Ex.rs Adm.rs & Assigns
       or sum of them the said mojety or half part of the said seaven
       hundred acres of Land & all & singular the premisses before
       menconed & intended to be hereby bargained & every p.t & pcell
       thereof w.th the Appurtenances unto him the said Rich.d Welch
       his heirs & Assigns ag.t himself And his heirs and all & every oth.r
       pson & psons whatsoever shall & will warr.t & Defend by these
       p.rsents And also that he the s.d Jn.o Body Now at the time of
       the ensealing of these p.rsents is and standeth soly & Rightfully
       seized of & in the s.d Mojety of Land & all & singular the before
       menconed p.rmisses & intended to be hereby bargained & every p.t
       & pcell thereof w.th the appurtences of a good sure & indefeizable
       Inheritance in Fee simple To him & his heirs for ever w.thout any
       manner of Condicon Limitacon of Use or Uses or provisoes w.ch may
       in any wise alter change or determine the same other then is
       menconed in the s.d Originall Deed of Grant or Pattent And now
       hath in himself good Right full power & Lawfull Authority To give
       grant bargaine ^sell^ Convey & Assure the said Mojety of Land & p.rmisses
       and every p.t & pcell thereof w.th the appurtences unto the s.d Rich.d
       Welch his heirs & assigns forever in manner & forme before
       Menconed & Expressed And according to the True intent & meaning      
       of these p.rsents And further the said Richard Welch his heirs and
       assigns shall & may from hence forth hereafter for ever lawfully
       peaceably & quietly have hold use occupy possess & Injoy all and
       singular the p.rmisses before menconed & intended to be hereby
       bargained & every p.t & pcell thereof w.th the appurtences without the lett
       suite trouble eviction denyall or hindrance whatsoever of him the said Jn.o
       Body his heirs or assigns or any other pson or psons whatsoev.r free and
       clearly acquited saved harmless and Discharged of & from all other Estates
       Titles Rents & arrearages of Rents Troubles & incumbrances whatsoever
       The Rents & services from hence forth ariseing & growing Due & payable
       to the Chiefe Lord or Lords of y.e fee of y.e p.rmisses only Excepted & foreprised
