       And Whereas the said Edward Carter By his Last Will and Testem.t
       beareing date the 18 day of Octob.r 1682 Did [illegible] severall Tracts &
       Devidents of Land in Virginia &c Marÿland pticularlÿ nominated by the s.d Will that
       Tract or Divdent of Land of Marÿland called Werton the late in y.e occupacon of
       W.m Salisburÿ Doc.r Should be in y.e power of his Ex.rx thereafter armed to sell & Dispose
       thereof for y.e paÿment of his Debts & to raise portions for his Daughters Elizabeth Carter
       and Anne Carter & I did thereby make & constitute his s.d Wife Elizabeth Carter the
       full and sole Ex.rx of that his last Will and Testament revoakeing all foremer Wills
       Whatever And Whereas the s.d Elizabeth Carter by Indenture bearing Date the
       Fourteenth Daÿ of Aught 1691 (reciteing as therein is recited) for y.e Consideracon of y.e
       sume of Three hundred thirty & one pounds of Lawfull moneÿ of England therein menconed
       to be p.d to her by y.e s.d Rich.d Bennett Did grant bargaine and sell unto y.e s.d Bennett the
       said recited Mannor w.th y.e Appurtences To hold unto y.e s.d Rich.d Bennett his heires
       and assignes for Ever (he paÿing y.e yearly rent of Forty six shill reserved by y.e s.d recited
       grant to y.e Lord of y.e s.d Province of Marÿland) as by y.e s.d recited Indenture more at large
       maÿ appeare w.ch s.d recited Indenture was not Effectually Executed according to law and
       Custome of y.e Countreÿ of Marÿland now y.e title of y.e s.d Elizabeth Carter to y.e p.rmisses soe
       amplÿ & fullÿ Deduced as in y.e premenconed recitall Now This Indenture Wittnesseth
       that y.e s.d Elizabeth Carter for y.e Consideracon menconed in the said recited Indenture
       & for y.e correcting thereof and by virtue of the Title and Estate bÿ her ^by^ y.e said recited statute
       Defeazance and Will Hath granted bargained sold and Confirmed and by these p.rsents
       doth fullÿ & absolutelÿ grant bargain sell & Confirm unto y.e s.d Rich.d Bennett his heires
       & Assignes for Ever All that y.e s.d Manner of herein before recited Togeather w.th all and
       singular y.e Rights members & appurts thereunto belonging containeing such length breadth
       & other dimencons as herein before is menconed And Courte Leet & Courte Mannor pquisitts
       and proffitts of Countrÿ rents Services Franchises Roÿalltÿes libertÿes priviledges and
       appurtes the rents belonging or in anÿ wise appertaineing and all y.e Estate right Title
       Intrest advantage benefitt profitt Claime and Demand whatsoever of her y.e s.d Elizab.th
       Carter her heires Ex.rs & adm.rs or y.e heires Ex.rs or admin.rs of y.e s.d Edward Carter Dec.d
       of into or out of y.e same & everÿ or any part thereof and of in and to y.e rents issues & profitts
       reserved & payable for y.e s.d p.rmisses To have and To hold y.e s.d Mannor before
       receited & all & singular other y.e p.rmisses w.th appurtenances by y.e s.d recited Indenture
       granted bargained & sold & herebÿ confirmed or Menconed or intended to be hereby
       granted bargained sold & confirmed unto y.e s.d Rich.d Bennett his heires and assignes
       to his theire own and onely proper use and behoofe for ever And the s.d Elizabeth
       Carter for her Selfe her heires Ex.rs & adm.rs Doth covenat Grant and agree to and with
       the s.d Rich.d Bennett his heires & assignes bÿ these presents That she y.e s.d Eliz.th
       Carter at y.e time of y.e Ensealing & Delivery of these p.rsents (for or Notwithstanding anÿ
       thing done by her or her De.cd Husband Excepte the Deed before recited made between
       y.e s.d Eliz.th Carter & y.e s.d Rich.d Bennett) is Lawfully seazed of y.e s.d Mannor w.th
       thappurts of a sure pfect and indefeazable Estate of inheritance w.thout anÿ condicon
       lÿmitacon of anÿ use or uses Estate or Estates of in or to any other pson or psons w.htsoever
       And That y.e s.d Elizabeth Carter (Except as afores.d) hath good right full power and
       Lawfull Authority to grant bargaine & sell the p.rmisses afores.d in Manner afores.d And
       That he y.e s.d Rich.d Bennett his heires & assignes (paÿing y.e said yearly rent of forty
       & six shill Reserved by y.e said receited grant to y.e Lord of the s.d Province of Maryland)
       Shall or Maÿ lawfully peaceably & quietly have hold occupÿ possess and Enjoÿ
       the s.d Manner & p.rmisses w.th y.e appurts hereby bargained or Intented to be herebÿ
