       With all and every their appurtenances & all rights proffitts & benifitts
       thereunto belonging & all timber & timber trees ways passages woods underwoods
       Easments Comodities Heriditaments & appurtenances Whatsoever to y.e said p.rll
       of Land belonging & apperteineing with the reversion & reversions remainder and
       remainders rents issues and proffitts whatsoever of all & singular y.e before
       Menconed p.rmisses to be hereby Bargained p.rmisses (Royall Mines Excepted)
       together alsoe with all deeds writeings Evidences Chirographies of Fines
       Exemplificacons of Recoverys Excripts boundarys & Muniments Whatsoever
       touching or Concerning the said p.rmisses or any part or parcell of them
       To have and to hold all and singular y.e p.rmisses before Menconed
       unto him the said John Atkey his heirs and Assignes for Ever
       to and for the onely propper use & behoofe of the said John Atkey his
       heirs and Assignes for Ever More And y.e said William Dare for himselfe
       his heirs Ex.rs & Adm.rs doth hereby Covenant promiss grant & agree to &
       with y.e said John Atkey his heirs Ex.rs Adm.rs & Assignes by these
       p.rsents that the said William Dare his heirs Ex.rs & Adm.rs all &
       singular the before menconed p.rmisses bargained p.rmisses unto the said
       John Atkey his heirs & Assignes & for his & their Owne proper use &
       & behoofe as aforesaid against him the said William Dare his
       heirs & Assignes & from & against all other person or persons shall & will
       warrent and for ever hereafter defend by these presents And the said William
       Dare for himselfe his heirs Executo.rs and Administrato.rs doth Covenant promiss
       grant and agree to and with the said John Atkey his heirs & Assignes by these
       p.rsents in Manner and forme followeing (that is to say) that the said
       John Atkey his heirs and Assignes shall and may from time to time & at
       all times for ever hereafter Lawfully peacably and Quietly have hold use
       Occupy possess and Enjoy the said parcell of Land Called Edmonsons Desire
       with all and singular the premisses before Menconed with their appurtenances
       without any lett suite Trouble Eviction Mollestacon Deniall Disturbance
       hindrance or Interrupcon of any person or persons whatsoever And that free
       Cleere and Clearely Acquitted discharged saved harmless and Kept Indemnified
       of and from all former or other Bargains sales gifts grants Leases Joyntures Dowers
       nor Wills fines issues Mortgages Annuities Rents Arreareges of Rents statutes
       Recognizances Judgments Extents Executions Debt Amerments trusts orders Decrees
       and of and from all other Estates titles troubles Charges & Incumbrances
       whatsoever had Made suffered Don or Assented unto by the said W.m Dare or any
       other person or persons whatsoever the Rents & services which shall from hence forth
       grow Dew and payable to the Cheife Lord or Lords of the Fee or Fees only Excepted
       and foreprized And further the said William Dare & his heirs shall and will
       from time to time and at all times for Ever hereafter upon the Reasonable
       request and at the proper Cost & Charges in the Law of him the said John
       Atkey his heirs and Assignes Make Doe Acknowledge Execute & suffer or Cause to
       be suffered Made done Acknowledged Executed & suffered All & Every such further
       and other Reasonable Act & Acts thing & things Device & Devices Assurance
       & Assurances Conveyance & Conveyances in the Law Whatsoever for the further
       better and more perfect assureing suremakeing & Conveying the aforesaid parcell of
       Land Called Edmonsons desire with all & singular the p.rmisses before Menconed
       the said John Atkey his heirs & assignes & to & for his or their Owne
       proper use and behoofe for Ever Bee it for fine or fines Recovery or Recoverys
       Deed or deeds Indented & Inrowled the Acknowledging & Inrolment of this
       p.rsent feoffment release & Confirmacon with warrenty according to the true
       Meaneing of these p.rsents or other ways without warrenty By all or any &
