       and Assignes doth Covenant promise & Grant to and with the said Mathew Lewis
       his heires and Assignes by these presents in Manner and forme following that is to say
       that he the said John Howe the day of the date hereof and at the Ensealeing and
       delivery of these presents is and standeth and soe untill the first execucon of an
       Estate of and in all and singular the p.rmisses unto the said Mathew Lewis his
       heires and Assignes according to the intent & true meaning of these p.rsents shall
       stand and be lawfully and rightfully seized in his demeazne as of Fee of
       all the said parcell of Land and p.rmisses unto the said Mathew Lewis his
       p.rmisses with the appurtenances and every part and parcell thereof of a good sure
       perfect absolute and indefeizable Estate of Inheritance in Fee simple to the sole
       use and uses of him and his heires without any Manner of Condicon Mortgage
       Limitacon of use or uses or other matter or thing to alter change defeate incumber
       Make void or determine the same Estate And that he the said John Howe Now
       hath in himselfe and soe untill the first Execucon of an Estate of all and singular
       the said p.rmisses unto the said Mathew Lewis and his heires as aforesaid shall
       continue to have in himselfe full power good right true title and lawfull authority
       to give grant bargaine sell Convey & assure all and singular the aforemenconed
       to be bargained p.rmisses with their and Every of their appurtenances and every
       part and parcell thereof unto the said Mathew Lewis his heires and Assignes for ever
       according to the true intent and meaning of these p.rsents And that the said Mathew
       Lewis his heires and assignes shall and may have hold use occupy possess and
       Enjoy from hence forth and at all times for ever hereafter lawfully peaceably and
       quietly all the said parcell ^or tract^ of Land and p.rmisses before menconed with the appurtenances
       and every part and Parcell thereof And have take receive and Enjoy
       to his and their owne proper use and behoofe all and singular the rents Issues &
       profitts which henceforth shall Come arrise grow due and payable for or in respect
       of the said Parcell of Land and p.rmisses or any part thereof according to the true intent
       and meaning of these presents without any manner of lett suite trouble interrupcon
       eviction recovery denyall or hinderance whatsoever of or by the said John How
       his heires Executo.rs Administrato.rs or Assignes or of or by the any other person or p.rsons
       whatsoever And that free and cleere and freely and cleerly acquitted exonarated
       and discharged of and from all and singular sonner and other bargaines
       seales giufts grants leases Joyntures Dowers uses wills intayles annuityes rents
       arrearages of rents statutes recognizance Judgements Execucons extents
       amerciaments trusts orders decrees and of and from all other Estates rights titles
       troubles charges and incumbrances whatsoever had mad committed done
