       and indefeazeably seized of and in the said Tract or pcell of Land and of & in
       every part & pcell thereof with the appurtenances of a good sure pfect lawfull
       and Indefeazeable Estate of Inheritance in fee simple without any manner
       of Condicon limitacon provisoe use or uses restraint matter or thing whatsov.r
       to alter Change Charge Impeach determine or make void the same
       And that they the said John Llewellin and Audrey his wife or one of them
       now have or hath full power good right & lawfull and absolute authority
       to Grant Bargaine sell and Convey the said sixteen Hundred Acres of
       Land and premisses before bargained & sold with the appurtenances unto
       the said Robert Ellis his Heires and Assignes for Ever in manner and forme
       aforesaid And that the said tract or peece or pcell of Land & premisses
       with the appurtenances now are & be and soe from henceforth shall be
       Remaine continue & be unto the said Robert Ellis his Heires & Assignes free
       and Clear and freely & Clearly absolutely acquitted Exonerated & Discharged
       or Else from time to time and at all times hereafter upon every reasonable
       request in that behalfe made well & sufficiently saved kept harmless &
       Indempnified by the said John Llewellin his heires & assignes of & from all
       and all manner of former and other Guifts Grants Bargaines sales Leases
       Mortgages Joyntures Dowers and Title of Dower & of and from the Dower &
       Title of Dower of Audrey the said wife of the said John Llewellin and of
       the widdow of the said John Tanner dec.d uses wills Entailes Recognizances
       statutes Judgments Extents Execucons seizures forfeitures Debts amunities
       Rent Charges Rents arrearages of Rents Titles Troubles Charges burthens
       Estates & Encumbrances whatsoever had made comitted done or suffered
       or hereafter to be had made done or suffered by the said John Llewellin and
       Audrey his wife or Either of them or their Heires or Assignes or by any other
       pson or psons whatsoever clayming or to claime by from or under them or any of
       them or by from or under the said John Tanner dec.d (The yearly Chiefe Rent
       due and usually paid or payable for the Premisses onely Excepted & foreprized)
       And that the said Robert Ellis his Heires & Assignes and Assig Every of them
       shall and may from time to time & at all times for ever hereafter peaceably &
       Quietly have hold occupie posses and Enjoy the said sixteene hundred Acres
       of Land & premisses with the appurtenances before menconed or intended
       to be Granted and Conveyed without the lawfull lett suite Trouble interrupcon
       eviccon or disturbance of the said John Llewellin & Audrey his wife
       or Either of them or their or Either of their Heires or Assignes or of any other
       pson or psons lawfully Claiming or that shall or may Lawfully Claime
       by from or under them or Either or any of them or by from or under the said
       John Tanner dec.d And further the said John Llewellin for him his Heires
       Exectars & Adm.rs & for every of them and for the said Audrey his wife doth
