       Mellwood parke lyeing in Calvert County on the west side of Potuxant River and begining at a marked
       oake of a parcell of Land now in the possession of Francis Swinson called Back Land bounded
       on the east by the said Land and a parcell of Land of Alexander Mackgrowther and Runing North
       for two hundred and Ninety pches to a bounded white Oake from the said Oake West Five hundred
       Fifty two perches to a bounded popler and from thence south Two hundred and Ninety pches
       where it Intersectith a west Line drawne from the first bounded tree Cont and formerly Laid out
       for One Thousand and fifty acres more or Less To have and to hold the said tract or pcell
       of Land called Mellwood Parke with all and Every the Rights Members and Appurtenances
       to the same belonging to the said John Darnall his heires and assigness for Ever And the said Ro.t
       Carvile and Johnna his wife for themselves their heires Executors and Admin.rs do Covenant
       Grant and agree to and with the John Darnall his heires and Assignes by these presents
       in manner and forme following (that is to say) that they the said Robert and Johanna at the time
       of the Ensealing and delivery of these presents are and stand Lawfully seized of the said
       tract or parcell of Land before mentioned to be bargained and sould and that they can & may
       Grant Convey and assure the same with all and singullar the Appurtencs unto the said
       John Darrnall his heires and Assigness for Every according to the true Intent and meaning of
       these presents And allso the said Robert Carvile and Johanna his wife for themselves their
       heires Execut.rs and Admt.rs Do Covenant promise and grant to and with the said John Darnall their
       heires and assignes by these presents that the said tract or parcell of Land with the Appurtinances
       before in and by these presents Granted aliend bargained and sould and Every part and pcell thereof
       at the time of the deliver Ensealing and delivery ^of^ these presents are and bee and at all times hereafter
       shall bee Remaine and Containie Clearly acquitted Exhonorated and discharged or
       otherwise upon Request sufficiently saved and kept harmeless of and from all manner of former
       Bargaines sales guifts grants Leases rents Charges and Arrearages of Rents dutyes titles and
       Incumberances whatsoever had made suffred or done by the said Robert Carvile and Johanna
       his wife or Either of them or by any other pson or psons whatsoever by their or Either of theire means
       acts titles consents or procurements The rents and services hereafter to become due And payable
       to the R.t Hono.ble the Lord prop.ry his heires or successors for the Fee of the premisses onely Excepted
       and foreprized And alsoe that he the said John Darrnall his heires and Assignes shall and
       may at all times hereafter and from time to time for Ever according to the true Intent and
       meaning of these presents peaceably Lawfully and quietly have hold use occupye & Enjoy
       the said tract or pcell of Land with the Appurtinances and Every part and pcell thereof without
       any Manner of Lawfull suite trouble or Eviction or disturbance of the said Robert Carvill and
       Johanna his wife or Either of them their or Either of their heires or Assignes or any other pson
       or psons whatsoever Clayming or Lawfully having any Right title or Intrest of in or to the said
       tract or parcell of Land before mentioned to be bargained and sold by these presents by from or
       under the said Robert Carvile and Johanna his wife or Either of them their or Either of their
       heires or Assigness And further they the said Robert Carvile and Johanna his wife for them
       selves their heires Ex.rs & Adm.rs Do Covenant grant and agree to and with the said John Darnall
       his heires and assignes by these presents that the said Robert Carvile and Johanna his wife theire
       heires and assignes shall and will from time to time and at all times hereafter for and dureing
       the space of five yeares next Ensueing the date hereof at the Reasonable Request of the said
       John Darrnall his heires or assignes or any of them & at his or their or any of their the said
       John Darnal his heires or assignes propper Costs and Charges in Law do make Acknowledge &
       suffer or cause to be done made Acknowledged or suffred all and Every such other further &
       reasonable and Lawfull act and acts thing and things Device and devices in the Law whatsoever
       for the further more better and perfect assureance and suremaking of the
