OR FOR RENT, OR, IF THE BROKER IS A MEMBER OF A
MULTIPLE-LISTING SERVICE, WHICH ARE LISTED WITH SUCH
SERVICE, BROKEN DOWN INTO PRICE CATEGORIES AS ESTABLISHED
BY THE REAL ESTATE COMMISSION OR BY SUCH MULTIPLE-LISTING
SERVICE; AND ANY PROSPECTIVE BUYER OR RENTER SHALL BE
ENTITLED TO SEE, UPON REQUEST, THE PORTION OF THE
REGISTRY IN THE PRICE CATEGORY IN WHICH THE BUYER OR
RENTER INDICATES INTEREST. EACH BROKER SHALL MAINTAIN,
IN A CONSPICUOUS LOCATION IN HIS PLACE OF BUSINESS, A
NOTICE, TO BE PREPARED AND DISTRIBUTED BY THE MARYLAND
REAL ESTATE COMMISSION, WHICH SETS FORTH VERBATIM THE
WORDING OF THE PRECEDING SENTENCE.
(C) FOR PURPOSES OF THIS SECTION:
(1) "RESIDENTIAL PROPERTY" MEANS ANY
BUILDING, STRUCTURE OR PORTION THEREOF WHICH IS OCCUPIED
AS, OR DESIGNED TO BE OCCUPIED AS A RESIDENCE, AND
INCLUDES ANY VACANT LAND WHICH IS OFFERED FOR SALE OR
LEASE FOR THE CONSTRUCTION OR LOCATION THEREON OF ANY
SUCH BUILDING, STRUCTURE OR PORTION THEREOF.
(2) "PERSON" INCLUDES ONE OR MORE
INDIVIDUALS, CORPORATIONS, PARTNERSHIPS, ASSOCIATIONS,
LABOR ORGANIZATIONS, LEGAL REPRESENTATIVES, MUTUAL
COMPANIES, JOINT STOCK COMPANIES, TRUSTS, UNINCORPORATED
ORGANIZATIONS, TRUSTEES, RECEIVERS OR FIDUCIARIES.
(3) "RESIDENTIAL PROPERTY [['FOR RENT']]" FOR
RENT INCLUDES RESIDENTIAL PROPERTY WHICH THE OWNER HAS
MADE AVAILABLE FOR LEASE, FOR SUBLEASE, FOR LET, OR
OTHERWISE FOR OCCUPANCY BY SOMEONE OTHER THAN THE OWNER
IN RETURN FOR A CONSIDERATION.
(4) "TO SHOW" A RESIDENTIAL PROPERTY WHICH
IS FOR SALE OR RENT MEANS FOR A REAL ESTATE BROKER,
AGENT, OR SALESMAN TO MAKE ARRANGEMENTS FOR A CLIENT OR A
PROSPECTIVE CLIENT TO INSPECT IT.
(D) IT IS UNLAWFUL FOR ANY REAL ESTATE SALESMAN,
AGENT OR BROKER TO REFUSE TO SHOW ANY RESIDENTIAL
PROPERTY, FOR SALE OR FOR RENT, TO ANY PERSON BECAUSE OF
THAT PERSON'S RACE, COLOR, RELIGION, SEX, MARITAL STATUS,
OR NATIONAL ORIGIN, OR BECAUSE OF THE COMPOSITION [[OF]]
OR CHARACTER OF THE NEIGHBORHOOD IN WHICH SUCH PROPERTY
IS SITUATED.
(E) IT IS UNLAWFUL FOR ANY REAL ESTATE SALESMAN,
AGENT OR BROKER TO REPRESENT TO ANY PERSON THAT A
RESIDENTIAL PROPERTY IS NOT AVAILABLE OR THAT LISTINGS IN
A SPECIFIED PRICE RANGE ARE NOT AVAILABLE OR THAT
LISTINGS IN ADDITION TO THOSE ALREADY SHOWN ARE NOT
AVAILABLE WHEN SUCH RESIDENTIAL PROPERTY OR LISTINGS ARE,
IN FACT, AVAILABLE AND ARE WITHIN THE PRICE RANGE
