       Tract or Parcell of Land and every Part thereof in anywise belonging Also all the
       Estate Right Title Interest Possession Property Claim and Demand whatsoever
       of him the said Jonathan Maclaughlin of in and to the said Tract or Parcell
       of Land with its Appurtenances To have and to hold the same unto the said
       Charles Hammond Jun.r his Heirs and Assigns forever to and for their Sole
       Proper use and Behoof and for none other use Whatsoever and the said Jonathan
       MacLaughlin for himself and his Heirs doth hereby Covenant Grant
       and Agree to and with the said Charles Hammond Jun.r and his Heirs
       that he the said Jonathan is the True and Lawfull Owner of the Premises
       with the Appurtenances af.d and Standeth seized of an Absolute Estate of
       Inheritance in Fee Simple in the same and hath a Good Right and
       Authority to Sell ^and dispose of^ the same in Manner and Form as af.d And further
       more he the said Jonathan Maclaughlin and his Heirs the af.d Tract or
       Parcell of Land with its Appurtenances and Improvements of every sort
       as af.d and hereby Bargained and Sold as af.d unto the said Charles Hammond
       Jun.r and his Heirs from and against him the said Jonathan and
       his Heirs and from and against all Manner of Persons Whatsoever shall &
       will Warrant and forever hereafter defend by these Presents And that he will make
       do or suffer to be done any other further Act or Acts thing or things for the better
       Surety or Sure making of the said Land and Premises with the Appurts
       unto him the said Charles Hammond Jun.r his Heirs and Assigns as af.d
       as by him or them his or their Council learned in the Law shall be reasonably
       Devised Advised or Required and when by ^him^ or them he shall
       be Required thereto In Witness whereof the Party first above mentioned
       hath hereunto set his Hand and Affixed his Seal the day and Year first above
