295.

       of the one Part and Thomas Rutland of the said County and Province
       Gent of the other Part Witnesseth that the said John Howard (son of
       Samuel) for and in Consideration of the sum of Twenty Pounds Current
       Money to him in hand Paid or secured to be Paid by the said Thomas
       Rutland the receipt whereof he the said John Howard doth hereby Acknowledge
       and himself therewith fully Satisfied contented and Paid Hath
       Given Granted Aliened Bargained Sold Enfeoffed and Confirmed and
       by these Presents Doth Give Grant Alien Bargain Sell Enfeoff and Confirm
       unto him the said Thomas Rutland his Heirs and Assigns forever all
       that Tract or Parcel of Land lying and being in Frederick County in
       the Province aforesaid known and commonly called by the name of Howards
       Chance which is Bounded and comprised by the following lines
       and Expressions Viz.t  Begining at a small bounded White Oak Standing
       on the South side of a Spring Branch that runs into ten Mile
       Creek running thence North eighty one degrees West Twenty eight Perches
       North Sixty six ^three^ degrees West Twenty eight Perches North Sixteen degrees
       West fifty one Perches North forty three degrees east Ninty six Perches
       South forty degrees East Twenty four Perches Sixty thirty degrees West
       forty Perches South fifty six degrees East Sixty eight Perches the by a
       strait Line to the Begining ^Tree^ Containing and now laid out According to Patent
       for the Quantity of Fifty Acres of Land more or Less Together with all the Houses
       Buildings Improvements and Advantages to the said Tract of Land belonging
       or in anywise Appertaining To have and to hold the said Tract
       of Land and Premisses unto the said Thomas Rutland his Heirs and
       Assigns forever to the only proper use and behoof of him the said Thomas Rutland
       his Heirs and Assigns together with all Rights Benefits and Priviledges
       thereunto belonging or in anywise Appertaining And the said John
