       to hold the said Tract or Parcel of Land together with all its Improvements and
       Appurtenances whatsoever unto him the said Richard Yates his Heirs and Assigns for ever
       to the only proper Use and Behoof of him the said Richard Yates his Heirs and Assigns
       and to no other Use Intent or Purpose whatsoever and the said Gaither Sympson for
       himself his Heirs Extrs Admrs and Assigns Doth hereby Covenant Promise Grant
       and Agree to and with the said Richard Yates his Heirs and Assigns that he the said
       Gaither Sympson his Heirs Exrs Admrs or Assigns shall and will at all Times hereafter
       Warrant and Defend the afd Tract or Parcel of Land with all its Improvements and
       Appurtenances whatever against all manner of Persons Claiming any Right Title
       Interest Claim or Demand whatever from by or under him the afd Gaither Sympson
       and the s.d Gaither Sympson Doth for himself his Heirs Extrs Admrs and Assigns
       further Covenant and Agree with him the said Richard Yates his Heirs and Assigns
       that he the s.d Gaither Sympson his Heirs or Assigns will for ever hereafter at the request
       and Charge of him the said Richard Yates his Heirs or Assigns Make Acknowledge suffer
       Execute or Cause to be made Done Acknowledged or Executed all and every such other
       Act or Acts Thing or Things Assurances or Conveyances as he the said Richard Yates
       his Heirs or Assigns or his or their Council Learned in the Law shall any Time
       reasonably require for the further and better Assurance Surety or Sure making of all
       and singular the Premisses hereby Bargained and sold or Intended to be hereby
       Bargained and sold so that there be no farther or other Warrantee Contained then
       from by or under him the afd Gaither Sympson According to the true Intent
       and meaning of the Presents   In Witness whereof the s.d Gaither Sympson
       hath hereunto set and Affixed his seal

       On the fifth day of July 1763  Came the within Named Gayther Sympson
