       hand paid by the said William Hayward at and before the sealing and
       Delivery hereof the Receipt whereof is hereby Acknowledged and for divers
       other good Causes and Considerations him the said Peter Hack in this behalf
       moving Hath Granted Bargained and Sold Released and Confirmed and by
       these Presents doth Grant Bargain and Sell Release and Confirm unto the said
       William Hayward (in his Actual Possession now being by Virtue of a Bargain
       and Sale to him thereof made for one whole year) and to his heirs and Assigns
       for Ever all that Moiety or half part of a Tract of Land called Hackston
       scituated lying and being (in the Province of Maryland) on the East side
       of Chesipeck Bay and on the North Side of a River in the said Bay called
       Sassafres River next adjoining to the Land Originally laid out for Oliver Spry
       which was divised by the last Will and Testament of George Nicholas Hack
       unto his Son George and to the Heirs male of his Body Lawfully begotten
       as by the said last Will and Testament of the said George Nicholas Hack
       (Recourse thereto being had) will appear and the Reversions Remainders
       Rents and Services thereof or Incident thereunto To Have and to Hold
       the said Messuages Tenements Lands and Premisses above mentioned and
       every part and Parcel thereof with the Appurtenances thereto belonging
       unto the said William Hayward and to his Heirs and Assigns forever to the
       Intent and purpose only that the said William Hayward shall and may
       become perfect Tenant of the Freehold of the said Messuage Lands and
       Premisses and shall and May stand and be thereof Seised untill a good
       and perfect Common Recovery with double Vouchers over may be duly
       had Suffered and Executed of the said Messuage Tenements Lands and
       Premisses according to the usual Course of Common Recoveries for the
       Assurance of Lands and Tenements in such Cases used and Accustomed
       And thereupon it is Covenanted Concluded and Agreed by and between
       all the said parties to these presents for themselves and their and every of 
       their Heirs by these Presents in Manner following (that is to say) that the
       said William Hayward shall and will before the End of the next Provincial
