       Matthews bearing Date the day next before the day
       of the Date of these Presents for one whole Year Commencing
       from the Day next before the Day of the date
       thereof and by force of the Statute for Transferring Uses
       into Possession) his Heirs and Assigns All that Moiety or
       half Part of a Tract or Parcel of Land called Hopewell lying
       and being in Ann Arundel County aforesaid Containing in
       the whole three Hundred Acres joining upon Burridge
       divided from the other Moiety or half part thereof in
       the following Manner (that is to say) The Division Line
       to begin in the Middle thereof at the North End running
       upon a Straight line to the south end thereof together
       with all Edifices Buildings Gardens Orchards Ways
       Waters Water Courses Commodities Priviledges and Improvements
       Emoluments Advantages and Appurtenances
       whatsoever to the Said Moiety or half part of the Tract
       or Parcel of Land aforesaid belonging or in any wise
       Appertaining and the Reversion and Reversions Remainder
       and Remainders Rents Issues and Profits thereof and of
       every part and Parcel thereof with the Appurtenances
       And all the Estate Right Title Interest Use Trust Property
       Claim and Demand whatsoever of them the Said William
       Matthews and Ann his Wife and either of them of in or to
       the Said Moiety or half part of the Tract or Parcel of
       Land aforesaid and every part and Parcel thereof To
       Have and to Hold the said Moiety or half part of
       the Tract or parcel of Land aforesaid with the Rights Members
       and Appurtenances thereunto belonging unto the Said
       George Simmonds his Heirs and Assigns for Ever to the
