       he the said Sephen Woolrey Doth for himself his heirs give
       grant Bargain Sell Alien Enfeoff Confirm and make over
       unto the said Peter Naffsger his heirs & Assigns for ever
       all that Tract or Parcell of Land herein after described That
       is to say being part of a Tract of Land Called Digges Choice
       Begining at a Black ^Oak^ Tree Standing Near the Conistogo
       Old Road Runing Thence north Sixty Degrees west one
       hundred & fifty Perches Thence south Thirty Degrees
       west one Hundred & sixty Perches Thence south sixty
       Degrees East one hundred & fifty Perches Then by a
       Streight Line to the Begining Containing one hundred &
       Fifty Acres Together with all and singular the
       Improvements Conveniences & Advantages for the said
       Tract of Land Belonging or any wise Appertaining to
       the Only Proper use and behoof of him the said Peter
       Naffsger his heirs and Assigns and to no Other use Intent
       or purpose Whatsoever To have and to Hold the aforesaid
       Tract of Land with all and Singular the Premisses unto him
       the said Peter Naffsger (The Quit Rents due and to become due to
       the Lord Proprietor Excepted) ^his^ Heirs and assigns for Ever And the
       said Stephen Woolrey doth for himself his heirs Ex.rs and Adm.rs
       Covenant Promise grant & agree to and with the said Peter
       Naffsger his heirs & Assigns the aforesaid Tract of Land and
       Premisses against him the said Stephen Woolrey & all manner
       of Persons Lawfully Claiming or to Claim from by or under him
       for ever hereafter to warrant & Defend and at any Time hereafter
       at the Request but the Cost & charge of the said Peter
       Naffsger his Heirs & Assigns to sign seal Deliver & Execute
