       Tract or Parcell of Land called Tylers Rainge lying in Prince Georges County in
       the Province of Maryland Beginning at two bounded white oaks standing in a
       fork of the North West branch of the North east branch of Potomack River that
       Runs by M.r Thomas Spriggs Quarter Running thence North West up the Branch Two
       hundred and Twenty Perches to a bound white Oak standing on the East side of the
       same Branch then North Twenty Degrees Easterly Two hundred Perches to a bound
       Red Oak then south one hundred and twenty Perches to a bound white oak thence with
       a Streight line to the first Tree Containing Two hundred Acres of Land more or Less
       together with all woods and Underwoods Timber and Timber Trees Houses Orchards
       Gardens Fences and Appurtenances whatsoever To have and to hold the
       said Two Hundred Acres of Land called Tylers Rainge as aforesaid with all and
       Singular the Appurtenances thereunto belonging or in any wise appertaining
       unto him the said Lewis Duvall his heirs and Assigns and to the only use and
       behoof of him the said Lewis Duvall his heirs and Assigns forever And the
       said Bartholomew Pomeroy and Joseph Janson for themselves their Heirs
       Executors and Administrators do Covenant and Agree to and with the said Lewis
       Duvall his heirs and Assigns that they the said Bartholomew Pomeroy and
       Joseph Janson their Heirs Executors or Administrators shall and will from
       time to time and at all times hereafter For Ever Warrant and Defend the
       said Land and Premisses thereunto belonging or in any Wise Appertaining
       unto him the said Lewis Duvall his Heirs and Assigns against all manner
       of Person or Persons whatsoever Claiming or which may Claim any Right
       Title Interest of in or to the same or any Part or Parcell thereof by
       Virtue of any Deed or Instrument of WRiting from the said John Philpot
       and John Hutchinson their Heirs or Assigns and the said Bartholomew
       Pomeroy and Joseph Janson their Heirs and Assigns shall and will at the Request
       and at the Cost and Charges ^in^ at the Law of the said Lewis Duvall his heirs
       and Assigns do make Acknowledge Suffer and Execute any Deed or Instrument
       as the said Lewis Duvall his heirs or Assigns or his or their Council Learned
       in the Law shall Reasonably Advise Devise or Require for the further and better
       Assurance Surety or Sure making of the said Land and Premisses to him the
       said Lewis Duvall his heirs and Assigns forever against the said John Philpott
       and John Hutchinson their Heirs and Assigns and that he the said Lewis Duvall
       his heirs or Assigns shall and may forever at all times hereafter and Quietly hold
       have use Occupy Possess and Enjoy the said Land and Premisses without the Lett
