       Sixty Perches thence North eighty Degrees West two hundred and ninety ^three^
       Perches thence with a streight line to the first beginning containing and laid
       out for Two hundred Acres of Land more or less together with all and singular the
       Appurtenances thereunto belonging or in any wise appertaining To have
       and to hold the said Land and Premisses with all and singular the
       Appurtenances before by these Presents bargained and Sold unto him the said
       James Perry his Heirs and Assigns to his and their only proper use and
       behoof for ever and the said William Torver Bartholomew Pomeroy and
       Joseph Janson for themselves their Heirs Executors and Administrators do
       Covenant Promise and Agree to and with the said James Perry his Heirs
       Executors Administrators and Assigns that they the said William Torver
       Bartholomew Pomeroy and Joseph Janson their Heirs Executors and Administrators
       the said Land and Premisses with all and singular the Appurtenances
       before by these Presents Granted Bargained and Sold meant or mentioned
       unto him the said James Perry his Heirs Executors Administrators and Assigns
       against all and all manner of Person or Persons Claiming Right Title or
       Interest of in or to the same or any part thereof by from or under them the
       said William Torver Bartholomew Pomeroy and Joseph Janson their Heirs
       Executors or Administrators shall and will Warrant and for ever defend
   
          In Witness whereof the said William Torver Bartholomew Pomeroy
       and Joseph Janson have hereunto set their hands and Affixed their Seals
       the day and Year above written

       Junior of Baltimore County in the Province of Maryland Merchant
       our Lawfull Attorney to Acknowledge in our Names the within Deed
       according to the form of the Act of Assembly of Maryland in such
