           Improvements Profits Commodities and Advantages thereunto belonging or
       appertaining To have and to hold to him the said Daniel Dulany his Heirs and
       Assigns for ever to his and their own Use and to no other Use whatsoever and the said
       Margaret Higginson for herself and her Heirs doth Covenant Grant and Agree to and
       with the said Daniel Dulany his Heirs and Assigns that she the said Margaret at the
       time of the Ensealing and Delivery of these Presents is Lawfully and Rightfully Seized
       in her Demesne as of Fee of and in the said Thirteen hundred and twenty five Acres
       Parcel of the said One Thousand six hundred and fifty Acres with the Appurtenances and
       hath good Right Absolute and Lawfull Authority to Sell and Convey the same and the
       said Margaret Higginson for herself and her Heirs doth further Covenant Grant and
       Agree to and with the said Daniel Dulany his Heirs and Assigns that the said One
       Thousand three hundred and twenty five Acres with the Appurtenances shall be at all
       times hereafter well and sufficiently Warranted and Defended to him and them from &
       against all Elder or Prior Surveys and other Incumbrances whatsoever (the Rents and
       Services hereafter to grow due to the Lord Proprietary only excepted and Foreprized)
       And the said Margaret Higginson hath made Ordained Constituted and Appointed
       ^and by these Presents Doth make Ordain Constitute and Appoint^ Samuel Galloway, Stephen Bordley, Esq.r and Edward Dorsey Gent.l or any one of them
       her Lawfull Attorneys or Attorney Irrevocable with full Power and Authority to Acknowledge
       these Presents in any Court of Record in the said Province or before any
       Justice or Justices thereof according to the Laws or Usages of the said Province as fully
       and amply as she the said Margaret could or Lawfully might do if Personally present
       In Witness whereof the said Margaret Higginson hath to these Presents set her hand
       and Seal the day and Year first above Written

          On the back of the aforegoing Deed was thus Endorsed Viz.t

       Baltimore County Oct.r 12.th 1752   Came Thomas Askew one of the Witnesses to the
       within Deed before Us two of his Lordships Justices for said County and made Oath
       that he saw the within Partie whom he has seen sundry times and Verily Believes to
       be the Margaret Higginson within mentioned Sign Seal and Deliver the within Deed
       as her Act and Deed for the Purposes within mentioned
