       Thousand seven hundred forty and nine Between Philip Hammond of Ann Arundell County
       Merchant of the one Part and Abell Brown of the County afs.d Gentleman of the other Part
       Witnesseth that the said Philip Hammond for and in Consideration of the Sum of Two
       Hundred and seventeen Pounds ten Shillings Sterling Money to him in hand ^already^ paid by the
       afs.d Abell Brown the Receipt whereof he doth hereby acknowledge and himself to be
       fully Satisfyed Contented and paid Hath given granted Bargained Sold Aliened
       Enfeoffed and Confirmed And by these Presents Doth fully and Absolutely give grant
       Bargain Sell Alien Enfeoffe and Confirm unto him the said Abell Brown his Heirs &
       Assigns ^for Ever^ so say all that Tract or Parcell of Land lying in Baltimore County Originally
       Surveyed and taken up for John Hammond as by the Certificate thereof dated the thirty
       first day of March seventeen Hundred and thirty appears and for which Patent
       Issued to the afs.d John Hammond dated the Eleventh day of October seventeen
       Hundred thirty one who afterwards upon the Ninth Day of October seventeen hundred
       thirty and four by his Deed duly Executed and Recorded Sold it to Philip Hammond
       Party to these Presents called Hunter Chance Beginning at four Bounded Red
       Oaks and one Bounded White Oak standing on Levell by a Hollow that Leads out of
       the West Falls from an Joy Point and Running thence North Ten Degrees East two
       Hundred and forty Perches then North twenty Eight Degrees East twenty Eight
       Perches then North fifty one Degrees East forty Perches then South Eighty one Degrees
       East forty Perches then South Sixteen Degrees East Sixty Eight Perches then
       South forty seven Degrees East One Hundred and fourteen Perches then South
       nine Degrees East twenty Eight Perches then South one Degree West fifty Perches
       then South two Degrees West thirty two Perches then South Seventy Eight Degrees
       East Eighty six Perches then North seventy three Degrees East thirty Eight
       Perches then South thirty six Degrees East Eighty Perches then South Eleven
       Degrees East forty Perches then South fifty one Degrees West One Hundred Perches
       then by a direct Line to the first Bounded Trees Containing and laid out for five
       Hundred Acres of Land more or less as also one other Parcell of Land Containing four
       hundred and fifty Acres being part of a Larger Tract called Fine Soiled Forrest
       lying in Baltimore County Containing Six Hundred Ac^r^es Originally taken up by the
       afs.d Philip Hammond upon the first day of April seventeen hundred and thirty as
       by the Certificate thereof appears and to him Patented upon the twentyeth Day of
       August seventeen Hundred thirty and one Of which afs.d Tract of Land called Fine
       Soiled Forrest One Hundred and fifty Acres is already Sold and Conveyed to a
       certain Rob.t Tivis the other Remaining four Hundred and fifty Acres being the
       Land Sold and now intended to be Conveyed to the afs.d Abell Brown Beginning for
       the Bounds thereof at four Bounded Oaks and a Bounded Chesnut being the
       Beginning Trees of Owin's out Land Plains and the afs.d land called Fine Soiled
       Forrest standing by a small Branch which Descends into the Wester^n^most side of
       the Northernmost draught of the Main Falls of Patapsco River and Running thence
       South twelve degrees West One Hundred and thirty two Perches then South thirty
       Nine Degrees East One Hundred and twenty Perches then South nine Degrees  
       West One Hundred Perches then South seventy six Degrees East Sixty six Perches
       then North fifty five Degrees East One Hundred and Ninety four Perches then South
       Seventeen Degrees West Eight Perches to Intersect the South fifty five Degrees West
       Line of the afs.d Land Fine Soiled Forrest then with the said line South fifty five Deg.s
       West three hundred fifty five Perches to the End thereof then with the Lines of the afs.d
