       said Jeremiah Warder and Samuel Neave at and before the Sealing and Delivery hereof
       the receipt of which said Sum of five Shillings is hereby Acknowledged Hath Granted
       Bargained Sold Released and Confirmed and by these Presents Doth Grant Bargain Sell
       Release and Confirm unto the said Jeremiah Warder and Samuel Neave (in their Actual
       Possession now being by force and Virtue of a Bargain and Sale unto them thereof made
       the said Hugh Parker for the Term of One Year from the Second Day of this present March by
       Indenture bearing date the second Day of this present March and made between the same
       parties as these Presents) And to their Heirs and Assigns all them the said two Tracts of Land
       Situate lying and being on Conickocheig in the Province of Maryland aforesaid one of
       which Tracts called Salsbury Containing four Thousand One hundred and nineteen Acres
       more or less the said Tract of Land Including Several Parcels of Land therein and Granted by
       his Lordships Patent to the said Hugh Parker bearing date the Twenty Seventh Day of february
       in the Year of our Lord One Thousand Seven hundred and fifty the other Tract called Austill's
       Delight containing One hundred and fifty Acres more or less Granted by his Lordships Patent
       to the said Hugh Parker bearing date the ninth day of September in the Year of our Lord
       One Thousand Seven hundred and fifty as by Reference being had to the said Patents
       among the Records of the Land Office of the said Province of Maryland may more fully and
       Particularly appear Together also with all and Singular the ways Woods Waters Water
       Courses Rights Libertys Previledges Improvements Hereditaments and Appurtenances
       whatsoever thereunto belonging or in any wise appertaining and the Reversions & Remainders
       Rents Issues and Profits thereof and all the Estate Right Title and Interest both in Law and
       Equity whatsoever of him the said Hugh Parker of in and to the hereby mentioned to be
       Granted Premisses To have and to hold the said two Tracts of Land of Salbury and
       Austill's Delight Hereditaments and Premisses hereby Granted and Released or mentioned
       to be Granted and Released with the Appurtenances unto the said Jeremiah Warder and
       Samuel Neave their heirs and Assigns for ever Upon the Trust Nevertheless and under
       and Subject to the Proviso's and Agreements herein after mentioned expressed and declared
       of and concerning the same and it is hereby Declared and Agreed by and between the said
       Parties to these Presents and it is the true Intent and meaning of them and these presents
       That the afsd Grant and Release hereby made or mentioned to be made of the aforesaid
       Tracts of Land and all and Singular and every the Premisses unto the afsd Jeremiah
       Warder and Samuel Neave in fee are and were so made upon this Special Trust and
       Confidence and to the Intent and Purpose that in Case the aforesaid unto the said Jeremiah
       Warder, Samuel Neave, Levy and Franks and John Reynell or any of them or any
       part of the said respective Sums of Money or any of them shall not be paid by the said Hugh
       Parker his Heirs Executors Adm.rs or Assigns in the Space or Term of One Year Commencing
       from the date of these Presents then and in such Case the said Jeremiah Warder and
       Samuel Neave or the Survivor of them or the Heirs of the Survivor of them shall and
       may as soon as may be Convenient after the Expiration of the said One Year set up to
       and dispose of the afsd Tract of land and all and Singular And every the Premisses either
       in the whole and Intirety or in part or parcels as to them shall seem meet proper and
       expedient by Publick Sale or Vendue to the highest bidder or for the best price that can be
       had or gotten and execute such Assurance and Conveyances deed or deeds as shall be required
       by the Purchaser or Purchasers of the said Tracts of Land and Premisses for Assuring and
       Conveying a good and Indefeazable Estate in fee Simple to him her or them as the said
       Jeremiah Warder and Samuel Neave or the Survivor of them or the Heirs of the Survivor
       of them shall be Authorized and Impowered by Virtue of these Presents to make and
       Execute and after the Sale ^as^ afsd of the said Tracts of Land and Premisses and the receipt by
       them or such Sum or Sums of Money as shall or may Arise therefrom the said Jeremiah
       Warder and Samuel Neave shall dispose of pay distribute and Apply the said Sum
       or Sums of Money in the manner and according to the Directions following (that is to
       say) the Money or Moneys arising or that shall or may Arise from or by such
       Sale as afsd shall be in the first place applyed to the Payment Discharge and
