       by Virtue of the Statute made for Transferring uses into Possession)
       and to his Heirs and Assigns all the afs.d herein mentioned &
       Described Parcel of Land contained within the Lines and Boundarys
       above mentioned Containing two hundred and seventy
       five acres more or less with the Appurtenances thereunto
       belonging To have and to hold all and Singular the same
       Described Parcell of Land with the Appurtenances unto the
       said Michael Earle his Heirs and Assigns for Ever to the
       Intent and Purpose that the same Michael Earle may become
       and be Perfect Tenant of the Freehold of the same
       Described Parcell of Land hereby Granted and Released
       with the Appurtenances whereby one or more Common
       Recovery or Recoverys shall and may thereof be had and
       suffered in manner and form hereafter following for which
       Intent and Purpose it is hereby Covenanted Granted Concluded
       and agreed upon by and between all the Partys afs.d to
       these Presents that it shall and may be Lawfull to and for
       the afs.d James Baxter to bring and Prosecute against the
       afs.d Michael Earle one or more Writ or Writs of Entry sur
       Disseisin enle Post Returnable before the Justices of the
       Provincial Court of Maryland at a Court to be held for the same
       Province at the City of Annapolis the third Tuesday of May
       next ensuing the Date hereof of and for the afs.d herein and hereby
       Granted Released and Described Parcell of Land with the
       Appurtenances ^to^ which said Writ or Writs the same Michael Earle
       shall appear Gratis and Vouch to Warranty thereof the afs.d Joseph
       Earle Party to these Presents who shall also appear and enter into
       Warranty and Vouch Over the Common Vouchee who shall also
       appear and enter into Warranty for the same hereby described
