       Forever all and Singular the Right Title Estate in Dower or other Estate
       in Law or Equity which was is or might be or Descend to the said Ann
       Panteny now Ann Helms wife Of the said Mayberry and party to these
       Presents by the Death of the said William Panteny her former Husband
       of in or to a Certain Tract or parcel of Land Scituate lying and being
       upon Patapsco River in Baltimore County af.d called or known by the
       name of Black Walnut Neck whereof a Certain Charles Wells formerly
       lived and now in the Actual Possession and Occupation of him the said
       Charles Carroll To have and to hold unto him the said
       Charles Carroll his heirs and Assigns forever all and Singular the said
       Tract of Land called Blackwalnut Neck with it's Appurtenances &
       all the Estate Right Title Interest Claim and Demand in Law or
       Equity of him the said Mayberry Helms and Ann his wife in the said
       Land called Blackwalnut Neck or any part or parcel thereof with its
       Appurtenances Warranted and Defend to him the said Charles Carroll his
       Heirs and Assigns forever by him the said Mayberry Helms and Ann his
       wife as well against them the said Mayberry and Ann his wife as any
       Other Person or persons from by or under him her or them Claiming
       In Witness whereof and the foregoing Premisses the said parties to
       these presents have Interchangeably Set their Hands and Seals
       the Day and Year first above written

       July y.e 28.th 1747   Then Came before us Two ^of^ his Lordships
       Justices of the peace for Baltimore County Mayberry Helms and Ann
       his wife parties to the within Deed and Acknowledged the same and the
       Lands and Premisses therein Mentioned to be the Right of Charles
       Carroll his heirs and Assigns forever and the said Ann being privatly
       Examined apart from her said Husband Declared that She made the
