       Robert Tyler of Prince Georges County of the one Part and
       Mordecai Jacob of the same County Planter of the other Part
       Whereas a Common recovery was had & Suffered at a Provincial
       Court held at Annapolis the second Tuesday of April in the
       Year of our Lord One Thousand Seven hundred & forty Seven
       before Benjamin Young Chief Justice and others his Associates
       then Justices of the same Court of fifty six and half acres of
       Land with the Appurtenances in the said County being Part
       of a Tract of Land called Darnalls groves wherein the said
       Mordecai Jacob was Demandant and the said Robert Tyler
       was Tenant who Vouched to warranty the common Vouchee
       and whereupon a Writ of Seisin hath been issued & Executed as
       by the Record and Process of the said Recovery remaining in the
       Provincial Court may appear which same Recovery was
       had to the end and Purpose that the said Robert Tyler might
       be enabled to Convey unto the said Mordecai Jacob his Heirs &
       Assigns for ever an Estate of Inheritance in fee simple of in
       and to the said fifty six & half acres of Land with the appurtenances
       to the use of him the said Mordecai Jacob his Heirs & Assigns
       forever and to no other use Intent or Purpose whatsoever
       Now this Indenture Witnesseth that the said
       that the said Robert Tyler for and in Consideration of the sum of
       Thirty two Pounds ten shillings Sterling to him in hand
       Paid by the said Mordecai Jacob the receipt whereof is hereby
       acknowledged Hath given Granted Bargained Sold
       Aliened Enfeoffed & Confirmed & by these Presents doth give
       grant Bargain sell Enfeoff & Confirm unto him the
       said Mordecai Jacob his Heirs & Assigns the said fifty six
       & half Acres of Land together with all Buildings
       improvements Profits Commodities & Advantages thereunto
