       Deceased Father to the said Parties by his Last Will &
       Testament in Writing did bequeath unto his five sons
       Namely Charles, Ignatius, Enock, John Baptist and
       Arthanasius & their Heirs for ever all that Tract or
       Parcell of Land called Sebergham lying in Queen Ann
       County to be Equally Divided between them and their
       Heirs for ever Now the said John Baptist Joye for & in
       Consideration of the full and Just Quantity of three
       Thousand five Hundred pounds of Good Merchantable
       Tobacco to him in hand paid or secured to be paid by the said
       Charles Joye and Ign^a^tius Joye the receipt whereof and every
       Part & Parcell thereof the said John Baptist doth hereby
       acknowledge and thereof doth for himself and His Heirs
       fully Clearly and Absolutely Acquitt Exonerate & Discharge
       them the said Charles Joye and Ignatius Joye their Heirs
       Executors and Adm.rs as also for severall other Good Causes
       and Valuable Considerations him thereunto ^especially^ moving
       hath Given Granted Bargained sold Released and Confirmed
       as by these presents he doth for himself & his Heirs Give
       Grant Bargain sell release & Confirm unto the said
       Charles Joye and Ignatius Joye all that part of the afores.d
       Tract or Dividend of Land Bequeathed and Devised to him
       the said John Baptist Joye by his said Father together
       with all rights Members Proffits and Appurtenances to
       the same belonging or any wise appertaining & every
       Part & parcell thereof and his right Title use possession &
       Estate of into the same and of into every Part and
       Parcell thereof with their appurtenances and all the
       Estate Right Title and Demand whatsoever which he or
       his Heirs might or Lawfully ought to have of in or to the
       Premisses or of in or to any part or parcell thereof in as
       full large ^and^ ample manner as the same is so as afores.d
       Divided to him the said John Baptist by his said Father
       To have and to hold the same and every part and
       Parcell unto them the said Charles Joye and Ignatius
       Joye their Heirs and Assigns forever free and Clear and
       freely & Clearly Acquited & Discharged of and from all
       Manner of former Gifts Grants Bargains Ju^d^gments
       Statutes Recognizances ^Joyntures^ Dowers forfeitures or other
       Incumbrances whatsoever (the Rents & Services Growing
