       unto the said Thomas Todd or his Assignes All That Tract or parcell
       of Land Called Todds Industry lying in Baltimore County & on the
       North Side of a River Called Patapsco River & on the East Side of
       a Creek of the said River Called Old Road Creek Beginning at a Bound
       White Oak & a Bounded Gum Standing by a Small Marsh & on a Branch
       of the af.d Creek & Running from the said Trees East & by North one
       hundred Perches up a Vally then North half a point East two hundred &
       Twenty five Perches then South west & by west thirty Eight Perches
       then North Seventy eight Degrees & a half west twenty four perches till
       it Intercept the afors.d Creek then South thirty Eight degrees & a half west
       forty Eight Perches down the said Creek then South fifty degrees East Sixty
       Eight perches then South Seventy Degrees west twenty perches then North
       Eighty four degrees west thirty Six perch.s then South Forty two Degrees
       and a half west thirty two perch.s then South twenty five & a half Degrees
       west thirty two perches then South twenty five & a half Degrees west
       twelve perches Still Binding on the said Creek then South forty Eight
       degrees west twenty four perches then South Eighteen degrees East twe
       twenty four perches then South Sixty Nine Degrees west Sixteen
       p.s then South thirty Eight Degrees & a half west twenty four perches
       then with a Streight line to the Beginning Trees Contained & now Laid
       out for one hundred and Twenty Acres of Land More or Less To have and To
       hold all the said Tract of Land above by these Presents Granted Bargained
       Given Sold Assigned Transfferred ^and^ Sett over & every part & parcell thereof unto
       the said Tho.s Todd his heirs Executors Adm.rs & Assignes to him or His Own
       Proper Use and Behoffe of the said Tho.s Todd his Heirs Exe.rs Adm.rs
       and Assignes for ever and the said Hugh Conn for himself his Heirs
       Executors Adm.rs & Assignes doth Covenant promise & Grant to & with
       the said Thomas Todd his heirs Executors Adm.rs & Assignes that he the
       said Hugh Conn his heirs Ex.rs Adm.rs & Assignes Shall & will from time
       to time & at all times for Ever hereafter Warrant & Defend the
       af.d p.cell of Land with all the Priviledges & appurtenances thereto
       In any wise belonging of from & Against any Claim title Interest
