Ex.d This Indenture made this Tenth Day of February Anno
Domini Seventeen
Hundred and Forty &
Three Between Philemon Church of Kent County and Province of
Maryland Planter of the One Part and
Samuel Groom of the same County & Province Gentleman
of the other Part Witnesseth that the
same Philemon for and in Consideration of Five Shillings
Current Money of Maryland to him the
same Philemon by the same Samuel in Hand paid before
the Sealing and Delivery of these
presents the Receipt whereof the same Philemon doth hereby
Acknowledge and for Divers other good
Causes and Considerations him the same Philemon thereunto
Moving Hath Granted Bargained &
Sold And by these Presents Doth Grant Bargain and Sell
unto the same Samuel his Heirs and
Assigns All that Tract or Parcell of Land lying and being in
Kent County aforesaid called The
Exchange and commonly Deemed and Reputed to be part
of a Tract of Land called Cornwellis's
Choice, Beginning, at a leaning Chesnutt
Oak standing by the side of a Little
Cove and running from the said Tree East Cross the said Cove
and into the Woods One Hundred and
Twenty Perches bounding on the End of the said East Line
and running along North until it
intersect a West Line of a Parcell of Land formerly in the Possession
of a Certain Robert Gibson One hundred
& Thirteen Perches Bounded on the said Intersection
and Running along West along the Land
of the said Gibson and until it intersect a
South South East Line of the Land of a
Certain William Welch Bounding on the said intersection
and Runing South South East along the
Land of the said Welch and unto the first Bounded
Tree containing One Hundred Acres of
Land more or less Together with all & Singular the
Appurtenances thereunto belonging To
have and to hold the said Tract or Parcell of
Land and Appurtenances Contained within
the Lines and Bounds af.d unto the same Samuel
his Heirs and Assigns from the last Day
of December last past before the Date of these Presents
for and during and unto the full End
and Term of One whole Year from thence next Ensuing
and fully to be Compleat & Ended
Yielding and Paying therefore the Rent of One
Peny Current Money of Maryland at
the End of the said Term if the same shall be then
Lawfully Demanded To the intent that by
virtue of these presents And by force of the Statute
for Transferring of Uses into
Possession made and Provided the said Samuel may be in the Actual
possession of the s.d Tract
or Parcell of Land and Premisses And may be thereby Enabled to take a
Grant and Release of the Inheritance
thereof to him and his Heirs for Ever to and for the Uses,
Intents and Purposes intended to be
Limitted and Declared in Certain Indentures of Release and
Confirmation intended to bear Date the
Day next after the Date of these presents And to be made
