       Witnesseth that the said John Howard for and in Consideration
       of the sum of one hundred pounds sterling to him in hand paid or
       secured to be paid by the said Samuel Howard at or before the ensealing
       and Delivery of these Presents the receipt whereof he the said John
       Howard Doth hereby acknowledge and of and from every Part and
       Parcel thereof doth fully Clearly and Absolutely acquit Exonerate
       and Discharge the said Samuel Howard his heirs Executors Adm.rs
       and Assigns and every of them by these Presents Hath Given granted
       and Bargained Sold Aliened released and Confirmed And by these
       Presents Doth give grant Bargain Sell Alien release and
       Confirm unto the said Samuel Howard his heirs and Assigns
       All his the said John Howards Estate Right Title Interest
       Property Claim and Demand whatsoever that he now hath or
       hereafter shall have after the Death of the said Elizabeth Rumney
       his Mother of in or to the said beformentioned Tracts of Land
       Called Porters Hills, Part of Warners Neck, Howards Inheritance
       Lancasters Plain or Plains and Howard Range To have and
       to hold the same with their and every of their appurtenances unto
       the Said Samuel Howard his heirs and Assigns to the only Proper
       use and behoof the said Samuel Howard his heirs and Assigns for ever
       and to and for no other use intent or Purpose whatsoever And the
       said John Howard Doth hereby for himself his heirs Executors and
       Administrators Covenant Promise grant and Agree to and with
       the said Samuel Howard his heirs Executors Administrators and
       Assigns that he the said John Howard at the time of the ensealing
       and delivery of these Presents hath good Right ^&^ lawfull and
       Absolute Authority to sell and Convey all his Right and Title
