       the said John Brice his Heirs & Assignes for Ever to the only proper Use
       & behoofe of him the said John Brice his Heirs & Assignes & to no
       other Use Intent or Purpose whatsoever And the said Samuel
       Howard for himself his Heirs Exors & Admors doth hereby Covenant
       Promise grant & agree to & with the said John Brice his Heirs and
       Assignes that he the af.d Samuel Howard & his Heirs the af.d several
       Tracts or Parcels of Land with their & every of their Appurtenances
       & also the af.d Negroes Ellick Robing & Nan with the Increase of the
       said Nan & also the af.d Cattle Hogs Sheep & Horses with their Increase
       unto him the said John Brice his Heirs & Assignes against all
       Manner of Persons whatsoever shall & will ^for ever^ warrant & Defend by
       these Presents And the said Samuel Howard for himself & his
       Heirs further Covenants & Agrees to & with the said John Brice his
       Heirs & Assignes that he the said Samuel & his Heirs shall & will at
       the Instance & request of the said John Brice & his Heirs & Assignes
       make do acknowledge & suffer a Common recovery with Single or
       Double Vouchers to & for the Use of him the said John Brice his Heirs
       & Assigns Such as the said John Brice or his Council learned in the
       Law shall reasonably Devise advise or require for the Cutting off the
       Intail of the Several Tracts or Parcells of Land or any of them and
       for the more firmly barring the Heirs of the said Samuel from all or
       any Part of the said Lands Provided always & it is the true Intent &
       Meaning of these Presents that in Case the said Samuel Howard
       his Heirs Ex.rs or Adm.rs Do & shall well & truly pay unto the said John
       Brice his Heirs & Assigns the af.d two hundred Eighty three pounds
       Current Money at his Dwelling House at the City of Annapolis or
       or before the Tenth Day of August Anno Dom 1745 with Legal Interest
       for the same then the above Instrument of Writing to be Voyd
       otherwise of full force & Virtue in Law And the said Samuel Howard
       for himself his Heirs Ex.rs & Adm.rs further Covenants promises and
       Agrees to with the said John Brice his Heirs & Assignes that he the
       said Samuel & his Heirs the af.d Sum of two hundred & Eighty three
       pounds Current Money at the Day & time & in Manner & for af.d
