       Deceased of the one part and Daniel Dulany of Annapolis
       Esquire of the other part Whereas the Said James
       Carroll & the Testator was seised in his Demesne as of
       Fee of and in a Tract of Land Lying in Baltemore County
       Called Saint James's Park Containing according
       to the Grant or Patent thereof Three hundred &
       Thirty acres & Bounded as followeth Viz.t Begining
       at a Bound Red Oak and Walnutt standing by
       the Main Branch at the end of the south west Lyne
       of the Land Called walnutt neck and running thence
       with said Land north west one hundred and sixty
       perches white oak thence north east still with s.d
       Land one hundred perches then north fifty two degrees
       west two hundred thirty six perches to a Bound red
       oak of the Land Called Newton taken up by Edward
       Hatton and Richard Guine thence with said Newton
       south by west two hundred and Fifty perches
       to a Bound white oak of the said Land still said
       Course sixteen perches to the Falls Called Guines
       Falls thence by and with the said Falls south fifty nine
       Degrees east sixty seven perches to a Bounded Oak by
       the said Falls thence south fifty five Degrees east twenty
       Eight Perches thence south seventy five Degrees East
       Thirty perches thence east by south seventy two perches
       south sixteen perches south Forty Degrees East thirty
       six perches To a Bound white Oak standing on the
       north side the Mouth of the aforesaid Guines Falles then
       to the first Tree Containing three hundred and Thirty
       acres more or Less as by the Grant thereof bearing
       Date the first Day of November Anno Domini seventeen
       hundred Recorded in the Land office relation
       being thereunto had may appear And Whereas
       the said James Carroll by his Last Will and Testament
       in Writing Duely executed and proved among other
       things authorized and impowered the said Charles
       Carroll Doctor Charles Carroll John Diggs and Francis
       Hall his executors to sell and convey the said Tract
       of Land to any person that would buy the same which
       said Francis Hall hath wholly renounced the executorship
       aforesaid and the execution of the said Testament and
       Last Will And the said Charles Carroll Doct.r Charles
       Carroll & John Digges are the only acting executors
       Now this Indenture Witnesseth that the said
       Charles Carroll Docter Charles Carroll and John Digges
       By Virtue of the Power to them given by the Said
