       Oak on the Side of a Hill between two branches then South Sixty
       Seven Degrees & a half west one hundred & sixty perches to three
       Bounded Black Oaks then North fifty Six Degrees and a quarter west
       One Hundred & Eighty perches to a bounded white oak then North seventy
       Degrees East four Hundred and twenty perches to the falls then with
       a Direct Line to the first tree containing and Laid out for two
       Hundred and fifty Six Acres of Land more or Less together with all
       the ways passages woods and under woods Timber & Timber trees water
       and Water Courses whatsoever & all other the Appurtenances thereunto
       belonging or in any wise Appertaining To Have and to
       Hold the Said Land & all & Singular the premisses with the
       Appurtenances as aforesaid to him the said Robert Boone his
       Heirs and Assigns and to his and their only proper use & behoof
       forever and the said Edward Stevenson Doth hereby further promise
       Covenant grant & agree to & with the said Robert Boone his heirs
       and Assigns that he and they shall & may peaceably & quietly
       have hold use occupy possess & enjoy the said Land premisses
       with all the Appurtenances forever without the Least Let
       Hindrance Molestation suit Eviction ^or Ejection^ of him the said Edward
       Stevenson his Heirs Executors Administrators or of any other
       Person Lawfully Claiming by from or under him them or any of
       them & also that he the said Edward Stevenson will forever
       Warrant & Defend the said Land & Premisses with all the
       Appurtenances above said against himself his Heirs Executors
       Administrators and any other person Claiming as aforesaid to the
       only proper use & Behoof of him the said Robert Boone his heirs
       and assigns In Wittness Whereof the said Edward Stevenson
       hath hereunto set his hand & affixed his Seal the Day &
       year above Written
       Signed Sealed & Delivered                  Edward Stevenson   Seal
       in the presence of
       Thomas Tayler
       Peter Mazotine      On the back of the foregoing Deed is thus Indorsed Viz.t

       December 19.th 1735      Reced of Robert Boone the Sum of three
       Pounds Current Money being the Consideration Money within Mentioned
