       James Crouch his Heirs & Assignes for ever all that tract or parcell
       of Land lying in Baltimore County in the fork of Gunnpowder
       River Containing one hundred ^&^ fifty acres Called or known by the
       Name of Averclas Garden with all & singular the appurtenances
       there unto Belonging or any way appertaining (Royal mines
       Excepted) To have & to hold the said one hundred & fifty
       Acres of Land & premisses with the Appurtenances to the
       only proper use behoofe of the said James Crouch his heirs
       & assignes for ever And Likewise the said Amborse Nelson
       Doth for the Above said Consideration trancefer & Make
       Over unto the said James Crouch his Heirs & assignes for ever two
       Cows & Calves two Cows & two Yearlings & two heffers of four  
       year Old each all Marked with a Crop in the Left Eare &
       a hole in the Right Eare & eighteen small hoggs of the same
       Mark & eight sheep with the left Eare Cropt one old Mare &
       a Mare Coult one old feather Bed & Bolster two Blanketts & a Rugg &
       two other old Bedds & covering one pewter Dish one pewter
       basin three iron potts one iron pott tramil one well fixed
       Gunn two Chests One Trunk two iron wedges one Cross Cutt
       saw To have & to hold the above bargained Land Cattle
       & house hold goods to the said James Crouch his heirs Exec.rs
       Administrators & assignes for ever as his & their own proper
       goods & to no other use inten or purpose whatsoever & I the
       said Ambrose Nelson my heirs Executors Administrators &
       every of us the said bargained Land Cattle & house hold goods
       unto the said James Crouch ^his^ heirs Executors administrators ag.t
       all people shall & will Warrant & Defend for ever provided
       always that if the said Ambrose ^Neilson^ his heirs executors administrators
       or any of them Doe well & truly pay unto M.r Jonathan Forward
       or his Certain Attorney in fact the sum of nine pounds four shill.s
       Ste^r^ling Money when Demanded & Likewise pay unto Ambrose
