SECTION 1. Be it enacted by the General Assem-
bly of Maryland, That the Circuit Court for How-
ard county shall have full power and authority
upon application of any of the parties concerned,
upon the appearance of all the parties in esse, if
on the hearing and examination of all the circum-
stances it shall appear to said court that it will
be for the interest and advantage of all parties
concerned, to order and decree a sale of all the
real and personal property devised and bequeathed
by the will of said Isaac C. Rowles, upon such
terms as said court shall direct, and that the pro-
ceeds of said sale, after paying the costs and ex-
penses of the proceedings and sale, shall be in-
vested under the direction of said court for the
trusts, uses and purposes mentioned in said will,
and all sales and deeds made in pursuance of and
agreeable to the order of said court in consequence
of the above power, shall be good and sufficient
in law to transfer all the estate and interest of
any and all parties now entitled or who might
hereafter become entitled to the same, free, clear
and discharged from all the contingent interest
created or attempted to be created by said will.
