       in Hand paid by the aforesaid Robert Pinkney at and before the Sealing and Delivery of these
       presents the receipt whereof he doth hereby acknowledge Hath Bargained sold assigned Transferred
       and set over and by these presents Doth Bargain Sell assign Transfer and Set over unto the
       said Robert Pinkney all that part or parcel of Ground being part of the aforesaid part or Lot
       of Ground aforesaid lying and being in the old Town of the City of Annapolis distinguished in the
       Plot thereof made by james Stoddart as aforesaid by the Number Fifty and all Right Title
       Interest property Claim and Demand whatsoever of him the said Nathaniel Waters of in and
       to the same and of every part and parcel thereof which said part hereby conveyed or intended to
       be conveyed to the said Robert Pinkney is described and bounded as follows to wit Beginning
       at the corner of South East Street in the Church Circle and running thence with the said street
       South East Twenty seven feet and half a foot then South Forty three Degrees forty five minutes west
       one hundred and forty nine feet then North Thirty three Degrees West thirteen feet and one half ^a^ foot
       then North forty one Degrees East one hundred and Seventeen feet to the north West Corner of Elie
       Vallette's Dwelling House then with and round the said House to the Church Circle so as to intersect
       Twenty nine feet and half a foot in the said circle from the End of South East Street and from thence
       with the said circle Twenty nine feet and half a foot to the Beginning the corner of South East
       Street containing To have and To hold the said part or parcel of Ground with all and every the
       Houses Buildings and Improvements to the said Premises belonging unto him the said Robert Pinkney
       his Heirs Exors Admors and Assigns from the day of the Date of these presents for and during and
       untill the full end Term of Ninety nine Years from thence next ensuing fully to be compleat and ended
       renewable forever under the Rents and Covenants above mentioned   And Whereas the aforesaid
       Daniel Dulany is since arrived at full Age and at the request of the afd Robert Pinkney for the
       better Assurance and Title of him the said Robert Pinkney of in and to the premises aforesaid is
       willing and now ready to confirm the Lease of the abovementioned Lot of Ground so as aforesaid
       made during the Minority of the said Daniel Dulany by Walter Dulany Esquire his Natural
       Guardian to Cornelius Garretson in manner and form as is above mentioned Now Know ye
       that the said Daniel Dulany Jun.r Doth by these presents ratify and Confirm all and every Matter
       Clause and Thing contained mentioned and agreed to in the aforementioned Lease made as aforesaid
       on the 16.th day of March 1759 between Walter Dulany Esq.r and Cornelius Garretson  And
       Whereas by the Tenor of the aforesaid Lease so as aforesaid made with Cornelius Garretson the
       above Lot is chargeable with a Yearly Rent of four pounds Sterling Money of Great Britain to be
       paid to said Daniel Dulany in Yearly Payments of which sum of four pounds Sterling the
       proportionable part to be paid by Robert Pinkney is Twenty Shillings of same money  And
       the said Robert Pinkney being desirous of purchasing the Fee Simple of his part aforesaid
       of said Lot in consideration whereof he did pay unto the said daniel Dulany the sum of Sixteen
       pounds thirteen Shillings and four pence Sterling money of Great Britain the receipt of which
       is hereby acknowledged the said Daniel Dulany Doth hereby in consideration of the said
       payment for himself his Heirs Executors & Administrators Grant Bargain Sell Transfer
       assign and set over unto him the said Robert Pinkney and his Heirs and Assigns all his
       Right Title and Interest of in and to that part of the Lot N.o 50 aforesaid agreeable to the Metes
       and Bounds herein Expressed that is to say  Beginning at the Corner of South East Street in the
