       (in his actual Possession now being by Virtue of a bargain and sale
       to him thereof made by him the said William Macgruder bearing date
       the day next before the day of the date of these presents for one whole
       Year commencing from the day next before the day of the date thereof
       and by force of the statute for transferring uses into Possession) his
       Heirs and assigns all that part of a Tract or parcel of Land lying
       and being in Prince Georges County aforesaid called Blew plain
       otherwise called Bew playne otherwise called Blew plain
       otherwise called Bu plane otherwise called Beaw plain
       which part is scituate lying and being on the North side
       of Oxen Creek and runn Together with all Edifices
       Buildings Gardens Orchards Ways Waters Water Courses
       Commodities Priviledges Improvements Emoluments
       Advantages and Appurtenances whatsoever to the same
       part of the Tract of Land aforesaid belonging or appertaining
       and the Reversion and Reversions Remainder & remainders
       Rents Issues and Profits thereof and of every part and
       parcel thereof and also all the Estate Right Title Interest
       Use trust property Claim and Demand whatsoever
       of them the said William Magruder and Mary his Wife
       of in to and out of the said part of the Tract of Land aforesaid
       and of in to and out of every part and parcel thereof
       To Have and To hold the said Part of the Tract of Land
       aforesaid and premisses with its rights Members & appurtenances
       and every part and parcel thereof to him the said George
       Frazier his heirs and assigns To the intent and
