Lawfully Claiming ^or to claim^ by from or under him, Except as before is
        Excepted and Except also the Rents and services from henceforth to grow
        due to the Lord of the fee in respect of his seigniorie  And lastly the
        said Ignatius Fenwick for himself and his Heirs doth covenant
        promise and grant to and with the said Daniel Wolstenholme his
        Heirs and assigns that the said Ignatius Fenwick and William
        Deacon and their and every of their Heirs and every other person
        & persons having or lawfully claiming or to have or lawfully claim
        any Estate right Title or Interest of in to or out of the said Lands
        or premisses or any of them or any part or parcel thereof by
        from or under the said William Deacon or Ignatius Fenwick
        shall and will from time to time and at all times hereafter
        upon the reasonable request and at the cost and charges in the
        Law of the said Daniel Wolstenholme his Heirs and Assigns or
        any of them make do acknowledge levy execute and suffer
        or cause to be made done acknowledged levied executed and
        suffered all and every such further and other Lawful and
        reasonable Act and Acts Conveyances & assurances whatsoever
        for the further and more perfect assuring & conveying
        the said Lands & premisses hereby granted with the appurtenances
        unto the said Daniel Wolstenholme his Heirs and Assigns
        as by the said Daniel Wolstenholme his Heirs or his or their
        Council learned in the Law shall be reasonably advised
